How these numbers are made
- Property tax uses DuPage County 2025 final rates for tax code 9026 (Downers Grove Township with Grade School District 58 and High School District 99; total 5.665 per $100 of equalized assessed value), taken as the largest part of the Village; codes 6123 and 8014 have similar totals. The Downers Grove Sanitary District levy is included in the tax parts.
- The starting value is one third of the Census median market value ($449,800 / 3), because Illinois taxes equalized assessed value (about one third of market value). The $8,000 general homestead exemption comes off that value.
- Water: Village rates effective July 1, 2026: $21.11 bi-monthly fixed charge for a 5/8" meter (halved to a month) and $8.41 per unit (one unit is about 748 gallons, treated as one CCF). Typical use of 6 CCF a month is derived from the Village's typical residential bi-monthly bill of $122.03. Stormwater is the single-family 1.00 ERU tier ($20.46 a month); other tiers are 0.75 ERU and 1.5 ERU.
- Sewer is billed separately by the Downers Grove Sanitary District: $21.00 a month plus $2.7302 per 100 cubic feet. The District limits summer use to 150% of winter use; the calculator does not apply that limit.
- Electricity is ComEd single-family without electric space heat: customer $15.26 + metering $3.81 + low income discount recovery $1.17 a month, and per kWh the delivery, tax, transmission and rider charges plus supply averaged over a year (4 summer months at $0.08099, 8 other months at $0.07841). The Purchased Electricity Adjustment and the franchise cost adjustment vary and are not included; the Village's 6.0% electricity tax is applied. Typical use of 609 kWh is ComEd's sample residential bill.
- Gas is Nicor Rate 1: $21.30 a month plus 24.44 cents distribution, the October 2026 gas cost of 33 cents per therm, and the Village gas use tax of 1.5 cents per therm. Nicor riders are not included. Homeowners insurance is not included (no official premium survey found). Not included: special service areas.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
