How these numbers are made
- Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for Lake Villa School District 41, Grant High School District 124, the Village, Lake Villa Township Fire Protection District, library district, township, road and bridge, Lake County, Forest Preserve and College of Lake County. Homes in other school or fire districts differ.
- The starting value is one third of the Census-based $351,700 median property value ($117,233; a market-based estimate, not an assessor median), minus the $8,000 homeowner exemption.
- Water is $11.13 and sewer $11.53 per thousand gallons (bills after May 1, 2026); the sewer minimum of 1,500 gallons a month is modelled as a fixed charge covering those gallons; the 3,000-gallon water minimum is not modelled because typical use is above it. The $2.84 bimonthly NWRWRF surcharge is halved to a monthly fee.
- Garbage is the bimonthly refuse, recycling and leaf-vacuuming rate on the village utility bill halved to monthly; optional yard waste service is not included. The village page gives no effective date for these bimonthly rates, so none is claimed. A $0.11 per month per dwelling Solid Waste Agency of Lake County (SWALCO) charge is added as a utility fee.
- Electricity is ComEd delivery plus the October 2026-May 2027 price to compare; gas is Nicor Gas Rate 1 distribution 24.44 cents plus the October 2026 gas supply cost of 33 cents per therm, excluding riders. Homeowners insurance is not included.
