How these numbers are made
  • Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for Wauconda's predominant tax code M51WAC (5,388 parcels, 8.523116): village, Wauconda CUSD 118, Wauconda Fire Protection District, Wauconda Area Public Library District, Wauconda Park District, Lake County, Forest Preserve, College of Lake County, Wauconda Township and Wauconda Township Road and Bridge. These sum to 8.523116. Parcels in other school, library or park districts, or in Wauconda SSA #1, pay different amounts.
  • The starting value is one third of the Census-based $278,600 median property value ($92,867), minus the $8,000 homeowner exemption.
  • Water and sewer use the village's July 1, 2026 rates per 1,000 gallons ($12.24 water, $12.32 sewer). The village's combined minimum charge ($49.12, covering up to 2,000 gallons) is not applied.
  • Garbage uses the LRS contract's Year 2 Unlimited Service rate ($30.41 a month from September 1, 2026), billed quarterly by LRS.
  • Electricity is ComEd delivery rates plus the October 2026-May 2027 price to compare, with the Wauconda municipal tax and state tax; gas is Nicor Rate 1 plus its riders and the October 2026 supply cost, then the Wauconda 2.58% municipal tax. Homeowners insurance is not included (no official premium survey found).
  • Nothing here is legal, tax or insurance advice.
