How these numbers are made
- Property tax uses Grundy County's 2025 rates for tax code 01002 (Aux Sable Township, inside the Village), 7.6588 per $100 of assessed value; codes 01080 and 01102 carry the same total. Parts of Minooka in Will and Kendall counties pay different school, fire and county rates and are not modeled.
- The starting value is the DataUSA 2024 median property value divided by 3 (Illinois assesses at 33 1/3%); the $6,000 owner-occupied exemption comes off it.
- Water is $9.00 per 1,000 gallons plus a $25 monthly fee, and sewer is $6.62 per 1,000 gallons of water used, from the Village page. The Village does not publish a typical household use, so the page default applies.
- Garbage is the Village's $29.47 monthly tote price on the utility bill. Electricity is ComEd, an all-in rate (January 2026 delivery sheet plus October 2026 supply and riders). Gas is Nicor Rate 1 with the Village's 5% municipal gas utility tax (Village Code 3-17-3) added to both the monthly charge and the per-therm rate. The Village Code also has a Chapter 10 municipal electric use tax whose rate could not be retrieved; it is not added, since that tax is understood to fall on electricity bought from suppliers other than the utility. Insurance is the Illinois state average, not Minooka specific.
- Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
