How these numbers are made
- Property tax uses the 2025 McHenry County rates for tax code 01001 (Chemung Township, Harvard School District 50, McHenry County College 528, Harvard Fire District, City of Harvard); the Alden Township code 02005 inside the city totals 8.494414 and TIF/SSA codes carry the same rates.
- The starting value is one third of the Data USA median property value ($175,400 / 3) because Illinois taxes equalized assessed value; the $8,000 general homestead exemption comes off it. Township equalization is modelled as 1.0.
- Electricity is ComEd single-family without electric space heat (January 2026 delivery lines plus October 2026 supply and transmission); gas is Nicor Rate 1 with the October 2026 gas cost. No Harvard electricity or gas utility tax was found.
- Trash is the 2026 price in Exhibit A of the City's January 1, 2022 agreement with MDC (Marengo Disposal); residents are billed quarterly at the monthly rate. The agreement ends Dec 31, 2026.
- Water is $5.53 per 100 cubic feet and sewer is the $11.10 combined water/sewer unit charge minus the $5.53 water-only charge ($5.57), per the ordinance table effective 5/1/2026. The three flat fees required of all water and sewer users (state licensing $1.06, maintenance $25.00, infrastructure $35.00 per two-month bill, $61.06 total) are spread over two months; the ordinance does not say which share belongs to water or sewer, so the infrastructure fee is shown under water and the other two under sewer. The total is exact.
