How these numbers are made
  • Property tax uses Kane County 2025 rates (payable 2026) for tax code AU015: Kane County, forest preserve, Aurora Township and its road district, Village of North Aurora, West Aurora SD 129, Waubonsee College, Fox Valley Park District, Messenger Library and North Aurora Fire District, about 7.02 per $100 of EAV. It is the Aurora Township code shared by the most North Aurora tax codes; homes per code were not published.
  • The starting value is one third of the Data USA median property value ($342,100 / 3) because Illinois taxes equalized assessed value; the $8,000 Kane County general homestead exemption comes off it.
  • Water is billed every two months: $25 covers the first 3,000 gallons, shown here as $12.50 a month covering the first 1.5 thousand gallons, then $8.03 per 1,000 gallons from June 1, 2026. Sewer treatment is Fox Metro at $8.26 per 1,000 gallons of water used plus the Village $0.15 sewer maintenance fee; homes served by Batavia sewer pay Batavia's rates, not included.
  • Garbage is the Groot monthly flat fee for the 95-gallon cart from June 1, 2026 ($20.27).
  • Electric adds ComEd delivery, the October 2026 Price to Compare and the North Aurora municipal tax addition (0.344 cents per kWh). Gas is Nicor Rate 1 with North Aurora's 3.09% gas utility tax on customer and per-therm charges. Insurance is not included: no official Illinois or Kane County premium survey was found.
  • Nothing here is legal, tax or insurance advice.
