How these numbers are made
- Property tax uses Cook County 2025 agency rates for tax code 21011 (7.4458 per $100 of equalized assessed value); the City of Countryside itself has a 0 rate. Elections, Forest Preserve, Lyons Township, road and bridge and mosquito abatement are grouped as other districts.
- The starting value is the median 2025 board value ($36,264.50) of single-family homes in assessor neighborhoods 21082, 21084, 21131 and 21132 (the median of the Countryside parcels alone is $35,103) times the 2025 equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
- Water is $5.00 a month plus $8.92 per 1,000 gallons (single-family, from June 1, 2026). Sewer is treated as paid through the South Lyons Township Sanitary District tax rate in code 21011; homes in Ward 2 pay the City flat $12.00 a month plus $1.95 per 1,000 gallons above 7,000, which this page does not model.
- Electricity: ComEd delivery plus the October 2026 price to compare plus Countryside's 0.628 cent municipal tax addition and 0.330 cent state addition. Gas: Nicor Rate 1 plus the October 2026 supply rate; Nicor's municipal tax table does not list Countryside.
- Not included: homeowners insurance.
- Garbage: Groot Industries collects in Countryside and bills residents directly; the only Groot rate sheet found ($18.75/month, 2020) is for the La Grange Highlands civic association, not Countryside, and neither Groot's Countryside page nor the city code states a rate, so no trash price is modelled.
- Median is over 3,436 single-family homes in those neighborhoods.
