How these numbers are made
- Property tax uses Jersey County's 2025 rates (payable 2026) for tax code 04001 (City of Jerseyville, Jerseyville library, Jersey CUSD 100): nine bodies, 7.6418 per $100 of EAV. Other codes in town (04002-04005 etc.) differ.
- Starting value is an estimate: one third of the Census median value ($143,900 / 3), not an assessor figure; the $6,000 general homestead exemption comes off it.
- Water uses Illinois American Water's Central Division tariff (5/8 inch $25.29 a month plus $1.20026 per 100 gallons). Sewer uses its Collection and Treatment single-unit charge ($33.30 a month; first 1,000 gallons $0, then $1.8978 per 100 gallons). The tariffs also list percentage riders (e.g. qualifying infrastructure plant surcharge, volume balancing) whose current percentages are set in separate filings and are not added; the sewer pretreatment surcharge applies only to industrial/commercial pretreatment customers.
- Electric uses Ameren Illinois figures (CUB 2026 delivery charges, Oct 2026 price to compare). Gas uses GDS-1 delivery plus the November 2026 purchased gas charge. MJM Electric Cooperative serves some addresses and is not priced.
- Trash: the City has no hauling contract; the total uses the $275 yearly full-service dump sticker for city residents. Private haulers are not priced here. NOT INCLUDED: insurance.
