How these numbers are made
  • Property tax uses Cook County's 2025 agency rates for tax code 23006 (Village of Glencoe and library, Glencoe School District 35, New Trier Township High School District 203, Glencoe Park District; total 7.144698 per $100 of equalized assessed value). Forest Preserve, elections, New Trier Township and mosquito abatement are grouped as other districts.
  • The starting value is the Assessor's 2025 median estimated market value for New Trier Township single-family homes ($1,186,000) times 10% times the 2025 Cook County equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
  • Water and sewer use the Village's calendar year 2025 fee schedule, the latest published schedule found (no calendar year 2026 schedule is posted at the Village's document library; the Village's water page, which blocks automated reads, was checked through search and shows only the older 2024 table of $22.56 fixed and $9.33 per 1,000 gallons). Quarterly fixed fees for a 5/8-inch meter ($23.91 water, $21.23 sewer) are divided by 3; the water rate is $9.89 and sewer $2.123 per 1,000 gallons. The Village's water page gives 22,440 gallons a quarter as the average 1-inch-meter use, used here as the typical use.
  • Electricity: ComEd delivery charges plus the October 2026 price to compare (Glencoe's electric aggregation supply price equals it), plus the Glencoe municipal tax addition (0.628 cents per kWh for the first 2,000 kWh) and the state tax addition (0.330 cents). Gas: North Shore Gas Rate 1 heating plus the October 2026 gas price and the Rider ICTA adjustment, with Glencoe's 5.15% municipal utility tax added to the monthly charge and per-therm rate. The state gas revenue tax and other riders are not included.
  • Garbage is the $94.06 a quarter LRS bills for once-weekly curbside service in 2026, divided by 3. Not included: homeowners insurance (no official Illinois premium survey for Glencoe was found) and the Village vehicle sticker ($60 per passenger vehicle, Section 23-67 of the calendar year 2025 fee schedule, which depends on how many vehicles a household has). The fee schedule lists no separate stormwater or drainage utility charge for homes.
