How these numbers are made
  • Property tax uses the Will County 2025 tax master for tax code 1103 only (School District 88, Lockport High School 205, Lockport fire, park and White Oak library), total 7.6261 per $100 of assessed value. Crest Hill spans several tax codes (SD 88 vs 89, 202, 365-U and Joliet Township areas have different rates), so the total applies to code 1103 only; Will County did not publish parcel counts per code.
  • The starting value is the DataUSA (Census) median property value $232,900 divided by 3, because the Illinois Department of Revenue says most property is assessed at 33 1/3 percent of fair market value (tax.illinois.gov answer.318); the $8,000 general homestead exemption comes off it.
  • Water and sewer use the city's rate schedule effective 5/1/2026 (ordinance table, Ch. 13.24; the copy fetched is an agenda attachment with the ordinance number blank, so adoption is not shown) for the first 400 cubic feet and each additional 100 cubic feet per bimonthly bill, halved to monthly: water $52.67/2 base with 2 ccf included then $10.36 per ccf; sewer $36.32/2 base plus the $1.04/2 sewer debt charge, $8.52 plus $0.26 sewer debt per ccf above the included 2 ccf. The sewer debt charge is the May 1, 2024 figure from the city's utility rates sheet, the latest published.
  • Garbage is not shown: the only city rate sheet found (May 1, 2024: $32.68 garbage, $7.43 recycling, $3.66 yard waste per bimonthly bill) predates the contract's yearly increases, and no 2025 or 2026 sheet is published.
  • Electricity is ComEd and gas is Nicor Rate 1, as in neighboring Will County cities. Home insurance is not included: no official Crest Hill or Illinois premium survey was found.
  • Nothing here is legal, tax or insurance advice.
