How these numbers are made
- Property tax uses Cook County's 2025 agency rates for tax code 31050 (Village of La Grange Park, School District 102, Lyons Township High School 204, College of DuPage, Community Park District, Library District, MWRD; total 9.5967 per $100 of equalized assessed value). Elections, Forest Preserve, Proviso Township and mosquito abatement are grouped as other districts.
- The starting value is the Assessor's median 2025 board value ($38,000) of single-family homes in assessor neighborhoods 31103, 31141, 31150, 31151 and 31152 (nearly all La Grange Park parcels) times the 2025 equalization factor 3.0300; the $10,000 Homeowner Exemption comes off it.
- Water is $13.33 and sewer $3.45 per 100 cubic feet (rates effective January 1, 2026), billed monthly. The Village bills at least 200 cubic feet a month, which this page does not model.
- Refuse uses the Village's April 2026 to March 2027 monthly cart prices; the 35 gallon price is the non-senior rate.
- Electricity: ComEd delivery plus the October 2026 price to compare plus La Grange Park's 0.597 cents municipal tax addition and 0.330 cents state addition. Gas: Nicor Rate 1 plus October 2026 supply with La Grange Park's 5.15% charge.
- Not included: homeowners insurance and special service area taxes that apply only in some tax codes.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
