How these numbers are made
  • Property tax uses the 2025 McHenry County rates for tax code 19005 (Algonquin Township, School District 300, Elgin Community College 509, Algonquin-Lake in the Hills Fire District) from the county clerk's District Rates by Taxcode report; part of the village lies in Kane County and other codes differ. The Village's own rate history lists 0.486 per $100 for levy year 2024; the county 2025 figure of 0.476847 is used.
  • The starting value is one third of the Data USA median property value ($351,000 / 3) because Illinois taxes equalized assessed value; the $8,000 general homestead exemption comes off it. The township equalization factor (which the county applies to bring assessments to 33 1/3%) is modelled as 1.0; the county's page shows 1.0524 only in a worked example.
  • Water ($8.65), sewer ($11.43) per 1,000 gallons and two $5.00 monthly infrastructure fees are the Village rates effective November 2026; the tripling above 20,000 gallons applies to the water tier, and the sewer charge is not tripled in the model.
  • Trash is the 95-gallon cart at $21.84 a month from the Village's June 2026 cart program; yard waste and overflow stickers are extra.
  • Electricity is ComEd single-family without electric space heat (January 2026 delivery lines plus October 2026 supply and transmission); gas is Nicor Rate 1 with the October 2026 gas cost. The Village's electricity tax (.459 cents per kWh on the first 2,000 kWh) and gas tax ($0.0103 per therm) are folded into the per-kWh and per-therm rates; other riders and state taxes are not modelled.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
