How these numbers are made
- Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for tax code 01033, which covers most Beach Park homes: Beach Park School District 3, Zion-Benton High School District 126, Beach Park Fire Protection District, Lake County, Zion-Benton Library, College of Lake County, Forest Preserve, North Shore Water Reclamation District, and Benton Township with its Road and Bridge. They sum to 9.234503, matching the county's predominant Beach Park rate of 9.234504. The Village of Beach Park levies no property tax of its own (its 2025 extension is $0.00). Some Beach Park homes lie in Warren or Newport townships, other school or library districts, or pay SSA charges; those are not included.
- The starting value is one third of the Census-based $245,800 median property value ($81,933), minus the $8,000 homeowner exemption.
- Water is $8.88 per 1,000 gallons and sewer $2.11 per 1,000 gallons; bills are quarterly. The only fixed charge found is the $3.00 quarterly infrastructure charge from the Village's rate-study notice (a meter charge, treated as $1.00 a month); the current rates page does not restate it, and the rates in that notice ($8.54 and $1.97) are older than the current ones, so the charge may now be higher. Homes without Village sewer are billed differently.
- Garbage uses Waste Management's 2026 Village rates (unlimited $27.69 or limited $26.01 a month, billed quarterly). Electricity is ComEd delivery plus the October 2026-May 2027 price to compare; gas is North Shore Gas Rate 1 heating. Homeowners insurance is not included (no official premium survey found).

How Beach Park compares
A typical Beach Park house against the 132 Illinois cities we cover, using the same default numbers as the total above.
| Per year | Beach Park | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 9.23% | 8.23% | higher than 95 of the other 131 Illinois cities we cover |
| Water | $729 | $872 | lower than 96 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $170 | $535 | lower than 108 of the other 123 Illinois cities we cover |
| Trash | $312 | $283 | higher than 82 of the other 127 Illinois cities we cover |
| Electricity and gas | $2,161 | $2,163 | lower than 68 of the other 131 Illinois cities we cover |
| Total | $10,200 | $11,701 | lower than 91 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
Questions to ask your candidates
Each one starts from a number above. Any candidate can answer them.
1. Sewer and utility-bill fees
The fact: Sewer and flat utility-bill charges here come to about $170 a year, lower than 108 of the other 123 Illinois cities we cover. Some cities bill sewer on the property tax bill instead, which is not counted here.
Ask: "Sewer and flat utility-bill charges here cost about $170 a year, lower than 108 of the other 123 Illinois cities we cover. What drives that cost, and would you change anything?"
