How these numbers are made
- Property tax uses DuPage County 2025 final rates for tax code 6143 (York Township, Oak Brook Park District, Grade School District 53, High School District 86; total 3.5937 per $100 of equalized assessed value). The booklet lists the Village of Oak Brook with no rate for this code. Part of the village is in Cook County and other codes differ.
- The starting value is one third of the Data USA median market value ($903,200 / 3), because Illinois taxes equalized assessed value (about one third of market value). The $8,000 general homestead exemption comes off that value.
- Water: Village residential rate of $14.22 per 1,000 gallons and a $10.00 monthly fixed charge for 2026; the Village is a DuPage Water Commission customer. Typical use is the midpoint of the Village's stated 3,500 to 4,500 gallons a month. A small part of Oak Brook is served by Aqua Illinois and is not modelled.
- Sewer: Flagg Creek ($0.98 sewer service plus $2.50 user fee per 1,000 gallons, and a $33.66 bi-monthly availability fee halved); Flagg Creek's meter reading charge is not included.
- Electricity is ComEd single-family without electric space heat, using the same January 2026 rates, 609 kWh sample bill and annual supply average as Burr Ridge's page, with the Village electricity tax of 0.517 cents per kWh on the first 2,000 kWh. Gas is Nicor Rate 1 with the 5.15% Oak Brook gas tax.
- Garbage uses the Village page's 2026 Option A (once a week curb) rate, billed by Flood Brothers; the Village page does not state the billing period in the table, so it is read as monthly. Homeowners insurance is not included (no official premium figure).
- Property tax payment dates are left out: DuPage has published only the 2025-tax installments, which have passed.
- Nothing here is legal, tax or insurance advice.
