How these numbers are made
- Property tax uses Cook County's 2025 agency rates for tax code 39118 (Village of Alsip, School District 126, Community High School District 218, Alsip Park District, Alsip-Merrionette Park library; total 11.575777 per $100 of equalized assessed value), one of many Alsip codes with that same total. Worth Township, road and bridge, elections, Forest Preserve and mosquito abatement are grouped as other districts.
- The starting value is the Assessor's 2023 median market value for Worth Township single-family homes ($233K) times 10% times the 2025 Cook County equalization factor 3.0300, the basis of current bills; the $10,000 Homeowner Exemption comes off it.
- Water is $9.70 per 1,000 gallons (the Village's first tier covers up to 999,999 gallons), sewer $0.76 per 1,000 gallons plus a $1.00 monthly user fee, and garbage $23.01 a month. Water is billed bi-monthly with a $48.50 residential minimum.
- Electricity: ComEd delivery charges plus the October 2026 price to compare. Gas: Nicor Rate 1 plus October 2026 supply cost. Neither includes any Village utility tax (Alsip voters rejected an electric utility tax in 2012; no gas tax was found), state surcharges or the gas use tax.
- Not included: homeowners insurance and any special service area taxes in some Alsip tax codes.

How Alsip compares
A typical Alsip house against the 132 Illinois cities we cover, using the same default numbers as the total above.
| Per year | Alsip | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 11.58% | 8.23% | higher than 126 of the other 131 Illinois cities we cover |
| Water | $784 | $872 | lower than 78 of the other 131 Illinois cities we cover |
| Sewer and utility-bill fees | $73 | $535 | lower than 120 of the other 123 Illinois cities we cover |
| Trash | $276 | $283 | lower than 70 of the other 127 Illinois cities we cover |
| Electricity and gas | $2,163 | $2,163 | higher than 64 of the other 131 Illinois cities we cover |
| Total | $10,311 | $11,701 | lower than 87 of the other 131 Illinois cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
Questions to ask your candidates
Each one starts from a number above. Any candidate can answer them.
1. Property tax rate
The fact: Alsip's property tax rate is 11.58%, higher than 126 of the other 131 Illinois cities we cover. The rate adds up every agency on the bill, not only the city.

The fact: Sewer and flat utility-bill charges here come to about $73 a year, lower than 120 of the other 123 Illinois cities we cover. Some cities bill sewer on the property tax bill instead, which is not counted here.
Ask: "Sewer and flat utility-bill charges here cost about $73 a year, lower than 120 of the other 123 Illinois cities we cover. What drives that cost, and would you change anything?"
