How these numbers are made
  • Property tax uses Kane County's 2025 rates (payable 2026) for tax code GE019, total 7.222572 per $100: county, forest preserve, township, road district, City of Geneva, School District 304, Waubonsee College, park district and library. Several Geneva codes carry the same total; the booklet lists many other codes (other school or park districts) at different rates.
  • The starting value is one third of the Census median market value ($441,400 / 3) because Illinois taxes equalized assessed value at 33.33%. The $8,000 general homestead exemption comes off it.
  • Water and sewer use the City's 2026-27 schedule (bills from May 15, 2026): water base $18.52 for a 3/4-inch meter plus $6.77 per CCF up to 15 CCF a month, $6.26 to 200 CCF, $6.05 above; sewer $12.05 plus $3.71 per CCF. The City's own average residential example (3/4-inch meter, 700 cubic feet) is $59.14 water + $34.31 sewer = $93.45, which equals the base fee plus 6 CCF at the per-CCF rates, not 7 (7 CCF would give about $103.93, roughly $10.50 a month more). No published reason was found, so the typical usage is set to 6 billed CCF to match the City's published average bill; the stored rates are the published ones.
  • Electricity is the City's residential rate for April 2025 to April 2027, $8 a month plus $0.1160 per kWh. The City's published residential rate sheet lists only the customer charge and per-kWh rate, with no adjustment line. Gas is Nicor Rate 1 with the 33-cent October 2026 gas cost, current riders, the $0.18 monthly Geneva franchise cost and Geneva's 5.15% municipal utility tax charge (Rider 8) applied to the whole bill.
  • Garbage is the 65-gallon LRS cart subscription; the City's other option is pay-as-you-throw stickers ($4.51 each, 2026-27 rate year), which is cheaper for a household with little trash. The free 65-gallon recycling cart is included. Home insurance is not included: no official Geneva or Illinois premium survey was found. Stormwater is not billed on the utility bill that we could find.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
