How these numbers are made
  • Property tax uses Lake County 2025 rates (percent per $100 of equalized assessed value) for the districts that cover most Grayslake homes: Grayslake school district 46, high school district 127, the Village, park district, library district, fire protection district, Lake County, Forest Preserve, College of Lake County and Avon Township. Homes in other townships or school/fire districts differ.
  • The starting value is one third of the Census-based $309,500 median property value ($103,167; this is a market-based estimate, not an assessor median), minus the $8,000 homeowner exemption.
  • Water and sewer are billed together at $21.18 per 1,000 gallons (from May 1, 2026) with no separate meter charge shown on the village rates page; a $5.50 monthly solid waste fee is on the village bill; the village bill also carries a monthly water-and-sewer road fee and garbage-truck road fee (about $2.00 and $2.73 for single-family homes per the village bill insert, an image the checker cannot read), which are not included in the totals. Garbage is billed separately by Groot.
  • Electricity is ComEd delivery plus the October 2026-May 2027 price to compare; gas is Nicor Gas Rate 1 distribution 24.44 cents plus the October 2026 gas supply cost of 33 cents per therm, excluding riders. Homeowners insurance is not included.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
