How these numbers are made
  • Property tax uses DuPage County 2025 final rates for tax code 8048 (Woodridge in Lisle Township with Grade School District 68 and High School District 99; total 7.7874 per $100 of equalized assessed value). Other codes exist.
  • The starting value is one third of the Census median market value ($363,700 / 3) because Illinois taxes equalized assessed value, about one third of market value. The $8,000 general homestead exemption comes off that value.
  • Water: the Village's Water Fee $9.43 (from May 1, 2026) plus Capital Improvement Fee $2.40 per 1,000 gallons; the Village bills no base charge that we found. Sewer: Village sewer maintenance $0.90 plus DuPage County sewer charge $4.33 per 1,000 gallons, and the county base charge $8.13 per bi-monthly bill halved.
  • Trash: Groot flat rates effective September 1, 2026. Electricity: ComEd single-family without electric space heat (delivery lines from the January 2026 sheet; supply 8.413 and transmission 1.69 cents per kWh from the Oct 2026-May 2027 Price to Compare, applied year-round although summer supply is higher) with the Village's electric utility tax of $0.0033 per kWh (first 2,000 kWh) folded into the per-kWh rate. Gas: Nicor Rate 1 with the October 2026 gas cost, plus the Village's 5% municipal gas utility tax.
  • Homeowners insurance and Special Service Areas are not included; no official premium survey for Woodridge was found.
  • Tax base: rates are applied to assessed value after the homestead deduction (modelling).
  • Nothing here is legal, tax or insurance advice.
