How these numbers are made
  • Property tax uses the Wisconsin DOR 2025 effective full-value rate of 0.01511 for the City of Rhinelander (net of the state school levy credit), applied to the Census median home value of $125,700. Lottery and first dollar credits are not subtracted.
  • Trash and recycling (one cart each) are paid through the property tax bill with no separate line, so no trash charge is added.
  • Water: $39.75 quarterly service charge (5/8-inch meter) plus the $12.42 quarterly public fire protection charge for 1,001-1,500 sq ft of improvements (larger homes pay more), divided by 3; volume tiers are quarterly gallons divided by 3 per month. Sewer: $65.93 quarterly plus $11.41 per 1,000 gallons. A stormwater charge of $15.74 quarterly per Equivalent Runoff Unit exists, but the city publishes no unit count for a house, so it is not added.
  • Electric and gas are Wisconsin Public Service Rg-1 and residential firm rates; typical use is EIA's WPS and Wisconsin residential averages.
  • Nothing here is legal, tax or insurance advice.
