How these numbers are made
- Property tax uses the 2025 net rate of $18.34 per $1,000 (Milwaukee County Treasurer table, Brown Deer) on the Census median value of $239,300; the rate already includes MMSD and the state credit. Wisconsin has no homestead exemption. Some streets also pay street lighting special taxes that are not included.
- Recycling and yard waste is a $140 yearly special charge for 2026 services (Village Board, December 1, 2025), shown as a flat yearly charge on the tax bill. Refuse collection has no separate fee.
- Water, sewer, stormwater and fire protection are billed quarterly; the page divides each by 3: water service $24.68 (5/8 inch meter), local sewer connection $15.82, plus MMSD's $60.01 yearly connection charge divided by 12. Stormwater is the 2026 adopted rate of $174.10 per ERU a year ($43.52 a quarter), divided by 12; single-family is 1 ERU.
- Sewer adds the village's 2026 charge of $1.88 per 1,000 gallons to MMSD's 2026 volumetric charge of $3.09075 per 1,000 gallons. Public fire protection uses the $100,000-$199,999 band of improvements value ($16.74 a quarter); the charge varies with the value of improvements. Typical water use comes from the village's average household sewer volumetric bill of $36.81 a quarter; that figure is unchanged between the 2025 and 2026 tables (the total of $51.88 equals 36.81 + 15.07 at the 2025 rates), so it is divided by the 2025 rate of $1.79 per 1,000 gallons: 36.81 / 1.79 / 3 months = 6.855 thousand gallons a month.
- Electric and gas use the same We Energies Rg1 and Wisconsin Gas LLC Rg-1 rates and typical use as the Glendale page: three per-kWh charges, the daily customer charge annualised, and the gas effective rate of $0.7083 per therm effective Nov 1, 2026; the gas cost adjustment changes monthly.
