How these numbers are made
  • Property tax uses the Village of Grafton’s 2025 tax-year assessed rates for the Grafton School District: county 1.19, village 4.95, technical college 0.79 and school 6.59 less the 1.19 state credit, per $1,000 of assessed value. The Village’s 2026 rates are not yet published.
  • The starting value is the Village’s average home value ($419,000) after its 2025 revaluation. State credits listed on the tax-rate table (first dollar credit $56.18, lottery credit $168.55) are not modeled, so the tax shown may be slightly high.
  • Water: ($29.70 meter charge + $26.00 public fire protection) per quarter divided by 3, plus $3.91 per 1,000 gallons. Sewer: $66.80 per quarter divided by 3, plus $9.40 per 1,000 gallons.
  • Electric and gas are We Energies’ standard residential rates with per-kWh and per-therm riders; typical use is We Energies’ own 660 kWh example. Garbage is under a Village contract and no separate fee was found, so none is added.
  • No homeowners insurance figure was found for Grafton, so none is shown.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.

Questions to ask your candidates

Each one starts from a number above. Any candidate can answer them.

1. Property tax rate
