How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 19.2060 mills inside Tallahassee city limits, the Leon County Property Appraiser's 2025 rates as printed in the Tallahassee Chamber's 2026 millage voter guide: county 8.3144, Children's Services Council 0.3477, EMS 0.75, school board 3.118 + 1.5 + 0.748, City of Tallahassee 4.4072 and Northwest Florida Water Management District 0.0207. The 2026 adopted rates were not readable, so 2025 rates are used; the school board has proposed 5.343 mills for 2026-27 and a separate one-mill school referendum is on the November 2026 ballot (not included). Downtown properties pay 1 more mill for the Downtown Improvement Authority (not included).
- Homestead takes $25,000 off all taxes and a second exemption of up to $25,000 off non-school taxes (it adjusts yearly for inflation and applies only to assessed value above $50,000). The starting value is the Census median market value of owner-occupied homes, not an assessed value; enter your assessed value from your TRIM notice.
- Water (kgal conversions from the City's price per 100 gallons): $11.16 customer charge plus $2.6325, $3.6211 and $4.5522 per 1,000 gallons for 0-5,000, 5,000-15,000 and over 15,000 gallons; sewer $26.09 plus $8.3458 per 1,000 gallons of water, without the City's yearly sewer maximum (set each April at the highest of the four winter bills, so homes with high summer irrigation use are overstated here). The City's 10% public service tax applies to water as well as electricity. Garbage is $28.19 a month and stormwater $11.00 a month, both on the City utility bill.
- Electricity: City of Tallahassee standard residential plan, $10.29 plus $.13583 per kWh (non-fuel plus fuel charge, which the City adjusts), plus the 10% public service tax. Typical use of 927 kWh is the City electric utility's 2024 residential sales divided by its residential customers and 12 (EIA). The City also sells natural gas (not included; no typical use found), so homes on City gas are understated. The City's monthly fire services fee is on the City utility bill and is about $20 a month (WFSU, 2025-11-17; it was raised about $2 a month in 2025 and is being challenged in court); we found no City page with the zone amounts, so it is not in the totals, which understates a City utility customer's yearly cost by roughly $240. Insurance: Florida OIR's Leon County average premium with wind coverage.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
