Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Pay your tax bill in November for 4% off4% off the bill

Florida law gives a 4% discount for payment in November, 3% in December, 2% in January and 1% in February; there is no discount in March.

How: Pay your property tax bill in November.

  • Filled a pool? Ask for the pool creditSewer charges refunded for the fill

Hialeah gives a courtesy pool credit: a once-a-year refund of all sewer-related charges and fees based on the water it took to fill the pool (minimum 3,500 gallons). The account must be in good standing.

How: The account holder sends a letter with the pool details (shape, measurements, gallons, fill date) and a photo of the filled pool, by email to Customer Service or in person at 3700 W 4th Avenue; someone else can submit it with the account holder's signed letter. The department then verifies the pool at the property.

  • Monthly bulky and yard waste pickupIncluded

Hialeah collects bulky and yard waste once a month from residential properties, including furniture, appliances and large amounts of brush.

How: Check the bulk schedule map for your collection days and set items out the night before or by 6 a.m.

How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 18.6134 mills in total for Miami-Dade millage code 0400 (Hialeah), 2026 adopted rates: City of Hialeah 6.3018; School Board 5.4990 operating, 1.0000 voted operating and 0.1240 debt; South Florida Water Management District 0.0948, Everglades Construction Project 0.0327 and Okeechobee Basin 0.1026; Florida Inland Navigation District 0.0270; Miami-Dade County 4.5740 plus 0.3937 debt; The Children's Trust 0.4638. Hialeah's row carries no Miami-Dade Fire & Rescue District or Library District millage. Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411).
  • The starting value is the Property Appraiser's July 2026 preliminary median assessed value of Hialeah homestead residential property ($175,605). That figure covers all homestead residential parcels (houses and condominiums alike), because the Property Appraiser does not publish a single-family-only median; it reflects the Save Our Homes cap (the median just value is $404,700). The city bills solid waste and stormwater on its utility bill, so we add no flat charges to the tax bill; a few parts of the city have their own assessment areas, which are not included.
  • Water and sewer: City of Hialeah monthly residential rates from October 1, 2026 (Exhibit 1 of Ordinance 2026-065), billed per 100 gallons; we convert them to per 1,000 gallons. Water: $5.95 a month plus $0.278 per 100 gallons to 5,000 gallons, $0.296 to 10,000, $0.600 to 20,000, $0.684 to 50,000 and $0.745 above; the Florida Department of Revenue lists a 10% municipal public service tax on water in Hialeah, so 10% is added to the water charges (not sewer). Sewer: $6.50 a month plus a per-gallon charge that rises with use; the calculator applies the first-tier rate ($0.660 per 100 gallons) to all sewer use, which understates sewer for homes above 5,000 gallons a month (it is $0.731 to 10,000, $1.677 to 20,000, $1.944 to 50,000 and $2.021 above). Typical use, 5,250 gallons a month, is the average household use the city cites. Solid waste is $36.50 a month and the stormwater fee is $2.50 a month (the stormwater amount is from the city's rate sheet effective October 1, 2023; the fiscal year 2027 ordinances did not list a change). Hialeah's 2025-26 suspension of the water and wastewater franchise fee (Ordinance 2025-070) expired September 30, 2026; city code section 94-163 sets that fee at 3% to 6% of water and sewer charges. We could not confirm the fiscal year 2027 rate, so it is not included and the water and sewer amounts may be understated. The senior water relief credit is not applied.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Hialeah's 10% public service tax on electricity applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Hialeah homes heat with utility gas.
  • Insurance: Florida OIR's Miami-Dade County average homeowners premium with wind coverage ($5,975, data as of March 31, 2026); flood insurance is a separate policy and is not included.
  • Nothing here is legal, tax or insurance advice.
