How these numbers are made
  • Property tax uses the 2026 adopted millage for City of Bradenton tax district 0021 (Manatee County 5.5373 + county voter-approved 0.4833 + School Board 6.2750 + City 5.7101 + Southwest Florida Water Management District 0.1831 + Mosquito Control 0.1256 + West Coast Inland Navigation District 0.0394 = 18.3538 mills) on taxable value after the $25,000 + up to $26,411 homestead exemptions. The exemption's second part is indexed and its 2026 amount comes from Florida's statewide figure.
  • Water, sewer and garbage use the City's rate sheets effective 11/1/2025 (water $17.44 base plus $2.74 per 1,000 gallons to 3,000 gallons and $4.40 above; sewer $25.76 base plus $2.34 / $5.19). The calculator folds the two sewer tiers into $17.21 + $5.19 per 1,000 gallons (25.76 - 3 x (5.19 - 2.34)), which equals the City's charge in any month over 3,000 gallons and is up to $8.55 low below that.
  • Garbage uses the City's most recent fee resolution we could read (Resolution 21-65, effective October 1, 2021: $18.20 a month for one 95-gallon can). The City may have changed it since; confirm on your utility bill. The Manatee County dumping fee and bulk-pickup charges that the City adds to the utility bill are not included.
  • The City's stormwater fee ($5.70 per residential unit) is not included because its billing period could not be shown from a public document. Parts of the city may also pay fire-district or community development district assessments; none is included.
  • The starting home value is the Census median value of owner-occupied units (all types, a market value); a long-held homestead's assessed value is often lower because of the Save Our Homes cap.
  • Electricity uses FPL's October 2026 residential rate RS-1 ($10.52 a month plus 12.258 cents per kWh up to 1,000 kWh and 14.258 cents above, all per-kWh clauses included); taxes and franchise fees on the FPL bill are not included. Gas is left out because about 5% of owner-occupied homes heat with utility gas. Insurance starts at the Florida OIR Manatee County average premium including wind; flood insurance is separate.
  • FPL amounts exclude local taxes and franchise fees.
  • Nothing here is legal, tax or insurance advice.
