How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 16.2854 mills in total for Longwood (Seminole County Property Appraiser final 2026 millage rates, taxing authority code L1): Seminole County 5.3751, Seminole County Public Schools 5.2310 (2.9830 required local effort plus 2.2480 discretionary), City of Longwood 5.5000 and the St. Johns River Water Management District 0.1793. Longwood has no county fire district millage.
- Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The typical value is the Census median market value of all owner-occupied units, condos included; the Save Our Homes cap keeps many homesteads' assessed value lower.
- Water, sewer and garbage (City of Longwood, inside city limits, 3/4 inch meter): water $15.29 a month plus $3.07 to $12.27 per 1,000 gallons; sewer $9.76 plus $8.33 per 1,000 gallons; garbage $30.68 a month. These are the rates the city lists as effective through 9/30/2026; the city proposed higher rates from 10/1/2026 but the commission removed the increases from the ordinance in June 2026, so we use the through-9/30/2026 column; the city rates page still showed it on 2026-10-22, but we could not confirm from a bill that it applies after 10/1 and the increases may return. A 10% public service tax on water exists in the Florida DOR database but we could not confirm the city bill applies it, so it is not added. The rates page lists no stormwater charge; if the city bills one it is not included. The proposed solid waste assessment on the tax bill was not approved on September 10, 2026, so garbage stays on the utility bill. The city's solid waste FAQ calls $28.18 a month the 'current solid waste charge' while its garbage-services table lists curbside at $30.68 with no date; we use the table figure and have not resolved the difference. Default water and sewer use is a modeling assumption, not a Longwood average.
- Electricity: Duke Energy Florida RS-1 effective October 1, 2026, $14.43 a month plus per-kWh charges; the non-fuel energy charge is a weighted average of 3 winter months and 9 months March through November, plus the BA-1 fuel charge and cost recovery factors, plus Longwood's 10% public service tax applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Natural gas is not modeled. Insurance: Florida OIR's Seminole County average homeowners premium with wind coverage ($3,545, March 2026); flood insurance is a separate policy.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
