Seniors 65+ with limited income: extra exemptionsExtra exemption on county and town taxes
Broward County raised the Low-Income Senior's Additional Homestead Exemption to $50,000 for the county portion of the tax bill, and Davie is on the Property Appraiser's list of cities that have adopted the Senior Citizen's Additional Homestead Exemption. Davie also adopted the Long-term Residency Senior Exemption for the town's portion of the bill, for seniors who have lived on the property at least 25 years and whose property had a just value under $250,000 for the initial year of application. For 2027 you must be 65 or older on January 1, 2027, have the homestead exemption, and have 2026 household adjusted gross income not exceeding $38,686.
How: Submit the Adjusted Gross Household Income Sworn Statement to the Broward County Property Appraiser on or before March 1, 2027.
$5,000 exemptions for widowed, blind and disabled residents$5,000 off taxable value
Broward offers a $5,000 exemption for widowed persons, a $5,000 exemption for blind persons and a $5,000 exemption for totally and permanently disabled residents.
How: Apply to the Broward County Property Appraiser with the documents it lists (death certificate, Division of Blind Services certificate or physician's letter).
Disabled veterans: $5,000 or full homestead exemption$5,000 off, or a full homestead exemption
$5,000 Veteran's Disability Exemption: the disability must be military service-related, incurred during a period of wartime service or by misfortune, and at least 10% before January 1; the veteran must be a permanent resident of the State of Florida, and the surviving spouse of an eligible disabled veteran may also claim it if he or she has not remarried. Full exemption: any honorably discharged veteran with a service-connected total and permanent disability is entitled to an exemption on real estate used and owned as a homestead.
How: For the $5,000 exemption, a copy of your Certificate of Disability from the U.S. Government or the U.S. Department of Veterans Affairs (or its predecessor agency); for the full exemption, a certificate from the US Government or US Department of Veterans Affairs.
Totally disabled veterans: no Davie fire assessmentUp to $296 a year
The Town of Davie does not impose its Fire Protection Assessment on residential property that is the homestead of a totally and permanently disabled veteran, or their surviving spouse, who receives a total property tax exemption under Section 196.081 or 196.091, Florida Statutes; this does not apply to those exempt under Section 196.081(6). The residential fire assessment is $296.00 per dwelling unit for the fiscal year beginning October 1, 2026.
How: It applies to homesteads that receive the total property tax exemption under Section 196.081 or 196.091, Florida Statutes (not 196.081(6)).

How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 19.4550 mills in total for Broward County millage code 2412 (Davie - N Hospital), 2026 final rates: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital from the Property Appraiser's proposed-millage table) plus 0.1587 school debt; Children's Services Council 0.4500; North Broward Hospital District 1.2391; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; Town of Davie 5.3392 operating plus 0.0541 voted debt. In the county's parcel roll about 57% of Davie's single-family homes are in code 2412; the other 43% are in code 2413, which pays the South Broward Hospital District's 0.0805 mills instead of North Broward's 1.2391, for 18.2964 mills in total. Most Davie homes are also inside the Central Broward Water Control District, which levies 0.8900 mills on land value only (not modeled, typically on the order of $100 a year); homes in the Tindall Hammock district pay 1.3307 mills, and about 2,200 single-family homes in the southwest pay the South Broward Drainage District's $43 a year. These are not included.
- Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The starting value is the Property Appraiser's July 2026 median assessed value of Davie single-family homes ($393,530), which reflects the Save Our Homes cap; the average is $503,890 and the Census ACS 2020-2024 median market value of owner-occupied homes is $462,900.
- Non-ad valorem charges on the November 2026 tax bill, set at the Town's September 14, 2026 special assessments hearing: fire protection $296 per dwelling unit (unchanged from FY 2026), stormwater $60 per ESU (one ESU per single-family home) and solid waste $347.12 per dwelling unit (shown as $28.93 a month under garbage). The stormwater and solid waste amounts match the Property Appraiser's final 2026 non-ad valorem recap; that recap does not list fire assessments.
- Water and sewer: several utilities serve Davie. By the EPA water-system map, the City of Sunrise serves a little over half of Davie's housing units (most through its Sawgrass system, some south of Griffin Road through its Southwest plant) and Town of Davie Utilities about a third, with a few areas on Hollywood or other systems. We use Sunrise's October 2026 Outside City residential rates: water $33.69 a month plus tier rates of $5.27 (0 to 4,000 gallons), $7.27 (5,000 to 8,000), $8.29 (9,000 to 12,000), $11.05 (13,000 to 16,000) and $13.84 (17,000 and above). The sheet lists the residential tiers in 1,000-gallon steps without a unit word; we apply each tier rate per 1,000 gallons, the unit the same sheet states for sewer and for commercial water. Sewer is $37.48 a month plus $6.64 per 1,000 gallons of water used, 12,000 gallons maximum. For Town of Davie Utilities customers we show water from the FY 2026 column of the Town's rate ordinance ($28.92 a month plus block rates); the FY 2027 indexed increase (at least 5%) was not published in a form we could read, and the totals keep Sunrise's sewer, so a Davie Utilities home pays more for sewer ($47.28 a month plus $8.51 per 1,000 gallons, capped at 15,000 gallons). Homes on septic pay no sewer bill.
- Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Davie's 10% public service tax applied to the whole bill (state law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Davie homes heat with utility gas. Insurance: Florida OIR's Broward County average homeowners premium with wind coverage ($6,136, data as of March 31, 2026); flood insurance is a separate policy and is not included.

| Water | $896 | $515 | higher than 47 of the other 52 Florida cities we cover |
| Sewer and utility-bill fees | $986 | $901 | higher than 32 of the other 51 Florida cities we cover |
| Trash | $347 | $364 | lower than 30 of the other 51 Florida cities we cover |

| Total | $17,500 | $12,935 | higher than 47 of the other 52 Florida cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
