CSID and NSID homes also pay a district assessment on the tax bill that the totals leave out. Check the water district map.

How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 20.2430 mills in total for Broward County millage code 2812 (Coral Springs), 2026 final rates; it is the only millage code for the city: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital from the Property Appraiser's proposed-millage table) plus 0.1587 school debt; Children's Services Council 0.4500; North Broward Hospital District 1.2391; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; City of Coral Springs 6.0232 operating plus 0.1581 voted debt.
- Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The starting value is the Property Appraiser's July 2026 median assessed value of Coral Springs single-family homes ($387,770), which reflects the Save Our Homes cap; the average is $415,340 and the median market value is $603,180.
- Non-ad valorem charges on the November 2026 tax bill: the City of Coral Springs solid waste assessment ($464.00 per single-family home, shown as $38.67 a month under garbage) and stormwater assessment ($149.22 per ERU; we count one ERU, the amount the city's budget office shows for the average single-family home), both as in the Property Appraiser's final 2026 non-ad valorem recap, and the city's fire assessment. That recap does not list fire assessments, so the fire amount ($324.92 for a single-family home) is the FY 2027 rate the city's budget office presented at the June 24, 2026 workshop before the preliminary assessment resolutions; we could not find the final resolution, and the stormwater and solid waste amounts from the same table match the final recap. Homes in the Coral Springs Improvement District (south of Royal Palm Boulevard) also pay that district's $324.29 assessment, and homes in the North Springs Improvement District (northwest) pay an NSID drainage assessment of about $163 to $2,487 depending on the neighborhood; neither is in the totals.
- Water and sewer: four utilities serve Coral Springs. By the EPA water-system map and 2020 Census housing counts, the City of Coral Springs Water District serves about half of the city's housing units, the Coral Springs Improvement District about 30%, the North Springs Improvement District about 17% and Royal Water Works (not modeled) about 3%. The totals use the City's single-family rates revised 10/1/26: water $30.07 a month plus $3.76 per 1,000 gallons to 4,000, $5.79 to 8,000, $8.69 to 12,000, $13.00 to 20,000 and $19.52 above, with the city's 10% public service tax added to the water charges (the city's base-charge table shows $3.01 of tax on the $30.07 water base charge and none on sewer, and its sample bills match tax on usage too); sewer $27.24 a month plus $5.19 per 1,000 gallons. For CSID homes we show CSID's FY 2027 rates (the $26.80 minimum covers the first 3,000 gallons), without the public service tax because its rate sheet does not show it. North Springs homes are not modeled separately and are shown at the City rates: NSID's posted residential rates are a $24.34 monthly water minimum plus $2.33, $4.71 and $7.06 volume tiers (0-12,600, 12,601-25,200 and over 25,200 gallons), and $23.81 a month plus $3.78 of volume charge for sewer; its page does not state the volume unit.
- Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Coral Springs' 10% public service tax on electricity applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Coral Springs homes heat with utility gas. Insurance: Florida OIR's Broward County average homeowners premium with wind coverage ($6,136, data as of March 31, 2026); flood insurance is a separate policy and is not included.

How Coral Springs compares

| Per year | Coral Springs | Median | Where it falls |
|---|---|---|---|
| Property tax rate | 2.02% | 1.80% | higher than 51 of the other 64 Florida cities we cover |
| Water | $804 | $495 | higher than 53 of the other 64 Florida cities we cover |
| Sewer and utility-bill fees | $746 | $851 | lower than 40 of the other 63 Florida cities we cover |
| Trash | $464 | $368 | higher than 47 of the other 61 Florida cities we cover |
| Electricity and gas | $1,953 | $1,953 | higher than 20 of the other 64 Florida cities we cover |
| Home insurance | $6,136 | $3,733 | higher than 48 of the other 63 Florida cities we cover |
| Total | $17,557 | $13,141 | higher than 59 of the other 64 Florida cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
