How these numbers are made
  • Property tax: 17.9525 mills for Nassau County millage area 002 (Fernandina), 2026 final rates from the Property Appraiser's chart: county 6.5178, beach renourishment MSTU 0.0960, school state 2.9880 and local 3.1980, Amelia Island Mosquito Control 0.0934, St. Johns River WMD 0.1793, FIND 0.0270, city 4.8530 (voter-approved debt 0.0000). No flat charges are modeled: water, sewer and stormwater are on the City utility bill; we did not check the tax collector's list of other bill charges.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes. The typical value is the Census median market value of owner-occupied units; Save Our Homes keeps many homesteads' assessed values lower.
  • Water, sewer and stormwater use the City's Fiscal Year 2026/2027 fee schedule (a scanned PDF); stormwater is the average-home tier. Garbage is the City's schedule effective 01/01/2025 ; the schedule's footnote says the hauler contract allows annual increases, and we could not confirm a later rate. No typical water use is published, so the page starts at 9 CCF.
  • Electricity: FPU Residential Service from a January 2026 sample bill, $24.40 plus 4.673 cents base energy and 8.820 cents purchased power per kWh (sample was a Marianna bill under the same company-wide RS tariff; the tariff above 1,000 kWh has a higher base energy charge, not modeled). Franchise fee and gross receipts tax are not included. Typical use is EIA's 2024 Florida residential average of 1,104 kWh. Natural gas (FPU) is not modeled: about 3% of owner-occupied homes use utility gas (Census ACS). Electric is understated: Fernandina electric bills have carried a city franchise fee and municipal utility tax as separate lines (we found a 2003 bill showing both, and the city's utility tax is capped by state law at 10%), but we could not verify current percentages, so the estimate may be low by roughly 10% or more of the electric total.
  • Insurance: Florida OIR's Nassau County average homeowners premium ($3,051, data as of March 31, 2026); flood insurance is separate.
  • Billing: garbage is the City's monthly sanitation schedule; the schedule names Advanced Disposal as contractor while the City's utility fees page names Waste Management, and we did not confirm which bill carries the charge. Electric details: the sample bill shows base energy 0.04673 and purchased power 0.08820 per kWh; the tariff's own base rate differs, so treat electric as an estimate. Stormwater average-home tier covers 1,500-5,999 sq ft. The additional homestead amount of $26,411 is the 2026 figure on the Santa Rosa appraiser page (state-set).
  • Millage rates are applied per $1,000 of taxable value (standard Florida practice; not quoted).
