How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 16.9702 mills in total for Lee County district 090 (City of Fort Myers), 2026 tax year (the Property Appraiser's ACTUAL column): county 3.7623, schools 5.2710, city 6.9000 plus 0.1170 parks bond, library 0.4218, water management 0.2301, mosquito, hyacinth and navigation districts. The city's redevelopment-area districts (064, 088, 089, 091, 093) carry the same total. Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411, which every home assessed at $76,411 or more gets).
  • Non-ad valorem charges on the November 2026 bill (FY2027 adopted budget): the residential solid waste assessment ($240.55 per family unit, unchanged, shown as $20.05 a month under garbage), the fire assessment ($239.80 per dwelling unit, up 10%) and the stormwater fee ($2.16 a month per 500 sq ft of impervious area, unchanged). We use $129.60, the city's own example for a home with 2,500 sq ft of impervious area; yours depends on your roof, driveway and patios.
  • Water (5/8" meter, inside city limits, from 10-01-2026): $12.40 a month readiness-to-serve plus $5.67 per 1,000 gallons up to 4,000, $11.33 to 8,000, $17.00 to 12,000 and $22.66 above, with the city's 10% utility tax on water and the readiness-to-serve charge added to each. Sewer: $22.92 a month plus $16.43 per 1,000 gallons, with no cap. Homes on another water utility are not modeled.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Fort Myers' 10% public service tax applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Fort Myers homes heat with utility gas.
  • The typical value is the Census median market value; the Save Our Homes cap limits a homestead's yearly assessed-value increase to 3% or inflation, so your assessed value may be lower. Insurance: Florida OIR's Lee County average homeowners premium with wind coverage ($3,576, March 2026); flood insurance is a separate policy and is not included.
  • Nothing here is legal, tax or insurance advice.
