How these numbers are made
  • Property tax uses 14.7669 mills in all for a home in the City of Venice: City of Venice 4.1901 (3.8450 operating + 0.3451 voted debt, adopted Sept. 22, 2026), Sarasota County 3.3833 (July 2026 not-to-exceed total), Sarasota Memorial hospital district 1.0420, SWFWMD 0.1831, WCIND 0.0394 and the School Board 5.929 (2.681 state-required local effort + 3.248 local), on taxable value after the $25,000 + up to $26,411 homestead exemptions. City of Venice properties do not pay the county's Emergency Medical Services millage.
  • No flat yearly charge is added to the tax bill: Venice bills garbage, recycling and stormwater on the City utility bill, and the City funds fire service from its general millage. Homes in a community development district (CDD) pay extra CDD charges on the tax bill that are not included.
  • Water and sewer use the City of Venice rates effective Oct. 1, 2026 in Ordinance 2023-30: water $28.48 readiness + $4.55 billing charge a month plus $6.16 / $9.50 / $11.87 / $14.81 per 1,000 gallons (0-2,000, 2,001-5,000, 5,001-10,000, over 10,000 gallons); sewer $29.20 readiness + $1.73 billing charge plus $8.73 per 1,000 gallons, with no cap.
  • Garbage is one City garbage cart ($14.75 a month from Oct. 1, 2026, Ordinance 2024-26) plus single-family recycling ($11.22) with the 10% recycling surcharge adopted in Resolution 2025-25, $27.09 a month. The City's stormwater fee, which depends on lot size and impervious area, is not included because no current per-home amount could be read from a public document.
  • The starting home value is the Census median value of owner-occupied units (all types, including condominiums) and is a market value; a long-held homestead's assessed value is often lower because of the Save Our Homes cap.
  • Electricity uses FPL's October 2026 residential rate RS-1 ($10.52 a month plus 12.258 cents per kWh up to 1,000 kWh and 14.258 cents above, all per-kWh clauses included) for every month of the year at EIA's 2024 Florida residential average of 1,104 kWh a month; taxes and franchise fees on the FPL bill are not included. Gas is left out because about 13% of owner-occupied homes heat with utility gas. Flood insurance, a separate policy, is not included.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
