How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 20.5657 mills in total for Broward County millage code 2513 (Hallandale Beach), 2026 final rates: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital from the Property Appraiser's proposed-millage table) plus 0.1587 school debt; Children's Services Council 0.4500; South Broward Hospital District 0.0805; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; City of Hallandale Beach 7.3189 operating plus 0.3437 debt service. Homes in the Golden Isles Safe Neighborhood District (1.0934 mills) or the Three Islands Safe Neighborhood District (0.4584 mills plus a $205.00 FY27 Three Islands assessment) pay more; those are not included.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The starting value is the Property Appraiser's July 2026 median assessed value of Hallandale Beach single-family homes ($304,655, 2,806 parcels), which reflects the Save Our Homes cap; the median market value is $451,100.
  • Non-ad valorem charges on the November 2026 tax bill: the City fire protection services assessment, $394.15 per single-family unit (resolution approved September 14, 2026), and the City stormwater assessment, $145.56 per ERU with one ERU per dwelling unit (ordinance adopted September 14, 2026; stormwater moved from the monthly utility bill to the tax bill this year). Garbage ($30 a month per unit, one 96-gallon container) is on the City utility bill.
  • Water and sewer: City of Hallandale Beach FY 2026-27 rates effective October 1, 2026 (ordinance adopted on second reading September 28, 2026). Water $44.96 a month plus $2.42 to $5.81 per 1,000 gallons in five blocks; the 10% public service tax on water (Florida Department of Revenue list; the City's sample bill shows it as a water utility tax on water charges only) is added to the water charges. Sewer is $28.12 a month plus $5.75 for the first 2,000 gallons, $5.94 to 5,000, $6.21 to 10,000, $6.89 to 25,000 and $7.25 above; the calculator uses one rate, $6.21 per 1,000 gallons, with the base charge lowered to $26.39 so the result is exact between 5,000 and 10,000 gallons a month (slightly high below 5,000 gallons and slightly low above 10,000). The City publishes no typical use figure, so the page starts at 9 CCF (about 6,700 gallons) a month.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Hallandale Beach's 10% public service tax on electricity applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Hallandale Beach homes heat with utility gas. Insurance: Florida OIR's Broward County average homeowners premium with wind coverage ($6,136, data as of March 31, 2026); flood insurance is a separate policy and is not included.
