Taller buildings at the beach (Beach Overlay District)

Where it standsThe commission approved the five-year Hollywood Beach Overlay District 4-3 on first reading on Sept. 16, 2026; the final vote is set for Oct. 7.

What's on the tableEach height or density bonus under the overlay must be requested and approved by the City Commission, so the new commission will vote on individual beach projects.

Condo tower on city land at 1301 S. Ocean Drive

Where it standsIn May 2026 the commission voted 5-2 to turn a planned condo tower on city-owned beach land into a Live Local project; an amended agreement and ground lease are on the Oct. 7 agenda.

What's on the tableThe city remains the landlord under the 99-year ground lease, and the commission votes on any further changes to the deal.

Where it standsOn Sept. 23, 2026 the commission set the 2026-27 operating tax rate at 7.4293 mills, flat compared with the year before.
