How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 17.5663 mills in total for Broward County millage code 3312 (Weston - N Hospital), 2026 final rates: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital from the Property Appraiser's proposed-millage table) plus 0.1587 school debt; Children's Services Council 0.4500; North Broward Hospital District 1.2391; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; City of Weston 3.5046. About a fifth of Weston's single-family homes (in the southern part of the city) are in code 3313, which pays the South Broward Hospital District's 0.0805 mills instead of North Broward's 1.2391, for 16.4077 mills in total.
- Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The starting value is the Property Appraiser's July 2026 median assessed value of Weston single-family homes ($522,330), which reflects the Save Our Homes cap; the average is $625,202, pulled up by larger homes.
- Non-ad valorem charges on the November 2026 tax bill: the City of Weston fire services assessment ($839.19 per single-family home, FY 2027), the solid waste assessment ($426.91, shown as $35.58 a month under garbage), and the Indian Trace Development District assessment. Indian Trace sets a different per-acre rate for each neighborhood (about $2,000 to $37,000 an acre); we show $1,173.93, the 2026 roll's total Indian Trace assessments divided by its taxed parcels after leaving out the commercial, office-park, golf-course, utility and single-parcel apartment units. Homes in the Bonaventure section in the northeast pay the Bonaventure Development District instead (for example $574.43 per unit plus a drainage charge of $965.48 per acre) and get water and sewer at the City of Sunrise's regular outside-city rates; that section is not modeled.
- Water and sewer: the City of Sunrise's October 2026 outside-city rate sheet for the Indian Trace (ITDD) section of Weston, which already reflects the 20% ITDD credit: water $28.30 a month plus $5.27 per 1,000 gallons up to 4,000, $7.27 to 8,000, $8.29 to 12,000, $11.05 to 16,000 and $13.84 above; sewer $31.48 a month plus $6.64 per 1,000 gallons of water up to 12,000 gallons. We read the tier prices as per 1,000 gallons (the sheet states that unit for sewer and commercial water, not for the residential tiers). We add $21.20 a month for the Indian Trace District's water and sewer operations and maintenance charge. The City of Sunrise bills it for the District as the District Facility Maintenance Charge, and Weston's FY 2026-2027 Schedule of Fees sets it at $21.20 for a single-family 5/8 to 3/4-inch meter without stating the period; the FY 2027 budget lists the District water and sewer fund's Operations & Maintenance Revenue at "$21.20 per month" for the 5/8 to 3/4-inch meter, and that line's $6.13 million a year matches a monthly charge on roughly 24,000 accounts.
- Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Weston's 10% public service tax applied to the whole bill (the city code exempts the fuel charge, so this slightly overstates it, by about $40 a year at typical use). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Weston homes heat with utility gas. Insurance: Florida OIR's Broward County average homeowners premium with wind coverage ($6,136, data as of March 31, 2026); flood insurance is a separate policy and is not included.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
