How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 18.7921 mills in total for Lake County taxing authority code 00MD (City of Mount Dora), 2026 final rates from the Lake County Property Appraiser: Lake County general fund 5.0254, voted debt service 0.0719, ambulance MSTU 0.4629, Lake County Water Authority 0.2940, Lake County School Board 6.0540 (3.0560 required local effort plus 2.9980 local), North Lake County Hospital District 0.4046, St. Johns River Water Management District 0.1793 and City of Mount Dora 6.3000. Mount Dora's CRA tax codes carry the same total. We add one flat yearly charge: the City of Mount Dora fire services assessment, $239 per dwelling unit for fiscal year 2026-27 (Resolution 2026-11, heard September 10, 2026; the staff report says the residential rate is unchanged from 2025-26; we did not find the signed minutes), which the Lake County Tax Collector bills as a non-ad valorem assessment. The Tax Collector also lists a City of Mount Dora assessment for Dogwood Mountain Reserve, which applies only there and is not included; homeowner association dues are not included.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes. The starting value is the Census median market value; the Save Our Homes cap keeps many homesteads' assessed value lower, so enter your assessed value.
  • Water, sewer, garbage and stormwater (City of Mount Dora rates effective October 1, 2026, inside city): water $14.48 a month plus $0.0027787, $0.0055574, $0.0083361 and $0.0111148 per gallon in blocks breaking at 8,977, 17,953 and 26,930 gallons, which we show per 1,000 gallons; we add the City's 10% public service tax on water (Florida Department of Revenue database) into the water prices. Sewer $44.31 a month plus $0.0103057 per gallon of water use, with no cap in our figures (the rate sheet shows the same rate above 8,977 gallons and a footnote for customers with separate irrigation meters); the public service tax is not applied to sewer. Garbage $25.68 a month; stormwater $25.00 a month (Resolution 2026-24, adopted August 18, 2026, raised it by $6.10).
  • Electricity: City of Mount Dora Electric Utility residential rate effective October 1, 2026, $12.36 a month plus $0.05568 per kWh energy charge and the $0.05948 per kWh Power Cost Charge, all increased by the 2.563% gross receipts tax the rate sheet lists, plus the City's 10% public service tax on electricity. Florida law keeps fuel adjustment charges out of the public service tax, so the tax on a real bill may be somewhat lower. Typical use, 1,000 kWh a month, is the City's typical residential customer. Parts of Mount Dora are served by Duke Energy Florida or SECO Energy (the City budget records utility tax from both), at different rates that are not modeled. Natural gas (TECO Peoples Gas in some areas) is not modeled.
  • Insurance: Florida OIR's Lake County average homeowners premium with wind coverage ($2,650, data as of March 31, 2026); flood insurance is a separate policy and is not included.
  • Nothing here is legal, tax or insurance advice.
