Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+ with income up to $38,686: senior exemptionExtra exemption

The Senior Exemption is an additional benefit for homestead owners: at least one owner must be 65 by January 1, and total household adjusted gross income in the previous year, 2025, cannot exceed $38,686. Senior exemption benefits are a local option: county and city governments (not the School Board) choose whether to grant them.

How: Apply online with the Miami-Dade Property Appraiser, or on form DR-501 (Age 65 and Older with Limited Income) with the household income statement DR-501SC.

  • $5,000 exemptions for widowed, blind and disabled owners and disabled veterans$5,000 off taxable value

Miami-Dade lists $5,000 exemptions for an un-remarried widow or widower, for blind owners, for owners totally and permanently disabled as of January 1, and for veterans with a service-connected disability rated at 10% or more; service-connected totally and permanently disabled veterans have a separate exemption.

How: See the Miami-Dade Property Appraiser's list of available exemptions and application requirements.

  • Pay your tax bill in November for 4% off4% off the bill

Florida law gives a 4% discount for payment in November, 3% in December, 2% in January and 1% in February; there is no discount in March.

How: Pay your property tax bill in November.

  • Prepay the garbage fee by August 15 for the discounted rate$572 instead of $601

Coral Gables owners can prepay the annual garbage and trash assessment in full directly to the City on or before Aug. 15 at a discounted rate and have it removed from the tax bill. For fiscal year 2026-27 the City's fee schedule lists a $572.00 discounted annual rate against the $601.00 annual rate for general residential property.

How these numbers are made
  • Property tax: 18.1518 mills in total for Miami-Dade millage code 0300 (Coral Gables), 2026 adopted rates: City of Coral Gables 5.5590; School Board 5.4990 operating, 1.0000 voted operating and 0.1240 debt; South Florida Water Management District 0.0948, Everglades Construction Project 0.0327 and Okeechobee Basin 0.1026; Florida Inland Navigation District 0.0270; Miami-Dade County 4.5740 plus 0.3937 debt; Library 0.2812; The Children's Trust 0.4638. Coral Gables runs its own fire department, so there is no county Fire & Rescue District millage; the City's fire protection assessment ($70 per residential dwelling unit for fiscal year 2026-27, Resolution 2026-240) is added as a flat charge on the tax bill.
  • The starting value is the Property Appraiser's July 2026 preliminary median assessed value of Coral Gables homestead residential property ($669,378). That figure covers all homestead residential parcels (houses and condominiums alike), because the Property Appraiser does not publish a single-family-only median; it reflects the Save Our Homes cap (the median just value is $1,486,179). Homestead exemptions are the standard $25,000 plus the additional exemption (up to $26,411, non-school). The City's solid waste service assessment ($601 a year per general residential dwelling unit for fiscal year 2026-27, Resolution 2026-241) is on the tax bill and is shown as trash, not added again. Homes in the City's security guard and street lighting special taxing districts (Banyan Drive, Cocoplum Phase I, Gables by the Sea, Hammock Lakes, Hammock Oaks Harbor, Kings Bay, Old Cutler Bay, Pine Bay Estates, Snapper Creek Lakes, Sunrise Harbour and others) pay an extra district assessment that is not included.
  • Water: Miami-Dade WASD residential rates effective October 1, 2026 for a 5/8-inch meter ($5.36 including the first 3 ccf, $4.3455 per ccf from 4 to 17 ccf, $10.5112 per ccf from 18 ccf), plus the 10% Coral Gables public service tax on water the Florida Department of Revenue lists, applied to water charges only. The SFWMD water restriction surcharge above 18 ccf is not included. Typical use: 5,236 gallons a month (7.0 ccf), the residential usage WASD uses in its bill comparison.
  • Sewer: City of Coral Gables fiscal year 2027 sanitary sewer charges (Resolution 2026-232), billed by WASD on the water bill: $19.50 a month for a 5/8-inch meter ($9.00 system maintenance, $8.00 capital improvement, $2.50 County billing charge). The calculator uses a single blended rate of $5.9185 per CCF, (5 x $4.9459 + 2 x $8.3500) / 7, which is exact at the 7 CCF default; homes using less than 5 CCF are overcharged and homes using more than 7 CCF are undercharged relative to the tiers ($4.9459 per CCF for 0 to 5, $8.3500 over 5 to 9, $8.0083 over 9). The City says 50% of properties are on septic systems; those homes pay no sewer charge, so turn sewer off if your house has a septic tank.
  • Stormwater: the City's residential stormwater utility fee is $25.01 per dwelling unit a month, billed on the WASD water bill and charged to every home whether on sewer or septic. That rate is from the City's 2026 stormwater fee methodology sheet (the fiscal year 2026 sea level rise step); the City's June 2026 fee schedule still prints the earlier $23.51 rate (effective 10/1/24), and we found no fiscal year 2027 change.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Coral Gables' 10% public service tax on electricity applied to the whole bill (Florida law exempts the fuel charge, so this slightly overstates it). FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Coral Gables homes heat with utility gas.
  • Insurance: Florida OIR's Miami-Dade County average homeowners premium with wind coverage ($5,975, data as of March 31, 2026); flood insurance is a separate policy and is not included.
  • Nothing here is legal, tax or insurance advice.
