How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 12.7942 mills in total for Lee County district 017 (City of Bonita Springs / Bonita Springs Fire), 2026 tax year (the Property Appraiser's ACTUAL column): county 3.7623, schools 5.2710, city 0.8411 (City Council adopted the rolled-back rate on September 23, 2026, not the 0.8470 proposed), Bonita Springs Fire District 1.9999, library 0.4218, water management 0.2301, mosquito, hyacinth and navigation districts. Homes in the part of the city served by Estero Fire Rescue (district 255) pay 2.2880 fire mills instead, 13.0823 in total. Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411, which every home assessed at $76,411 or more gets).
- Non-ad valorem charges on the November 2026 bill: Lee County's fiscal year 2027 solid waste assessment for Service Area 1 ($387.11 a home, rates adopted by the county in May 2026, shown as $32.26 a month under garbage) and the City's stormwater assessment, $50 for a property with over 1,800 sq ft of impervious surface ($20 for condominiums and smaller homesites), ratified unchanged for fiscal year 2027 on July 15, 2026. Many Bonita Springs homes are in gated communities with homeowners' association dues, and some sit in community development districts (CDDs) whose assessments also appear on the tax bill; neither is included because they vary by community.
- Water and sewer: Bonita Springs Utilities single-family rates (tariff effective January 1, 2026): water $9.18 a month plus the $4.61 administrative charge (charged once per account), then $4.15 per 1,000 gallons up to 6,000, $5.03 to 12,000, $5.91 to 18,000 and $6.80 above; wastewater $32.27 a month plus $4.19 per 1,000 gallons, billed on no more than 16,000 gallons. The City levies no public service tax on water. The page starts at 9 CCF (about 6,700 gallons) because BSU publishes no typical use.
- Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus the City's 4% electric franchise fee, which FPL adds to bills in a franchise area. Bonita Springs levies no municipal public service tax on electricity (Florida DOR lists 0); the state gross receipts tax on the bill is not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: few Bonita Springs homes heat with utility gas.
- The typical value is the Census median market value of all owner-occupied units, condominiums included; single-family houses are often worth more, and the Save Our Homes cap limits a homestead's yearly assessed-value increase to 3% or inflation, so your assessed value may be lower. Insurance: Florida OIR's Lee County average homeowners premium with wind coverage ($3,576, March 2026); flood insurance is a separate policy and is not included.

| Total | $12,935 | $13,141 | lower than 34 of the other 64 Florida cities we cover |
Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
