How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 17.6422 mills in total for Volusia County millage code 604 (Edgewater), 2026 tax year, from the Property Appraiser's 2026 final millage table: Volusia County 5.0698 operating (General Fund 3.1007, Law Enforcement 1.5994, Library 0.3697) plus 0.4000 voter-approved (ECHO 0.2000, Volusia Forever 0.2000); Volusia County Schools 5.2430; St. Johns River Water Management District 0.1793; Florida Inland Navigation District 0.0270; Southeast Volusia Hospital District 0.0668; East Volusia Mosquito Control 0.1573; Ponce De Leon Inlet and Port District 0.0640; City of Edgewater 6.3300 operating and 0.1050 voted debt service for parks (both adopted September 28, 2026). Edgewater is not in the county fire district or Municipal Service District.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411, which every home assessed at $76,411 or more gets). The typical value is the Census median market value of owner-occupied units, condos and mobile homes included; the Save Our Homes cap keeps many homesteads' assessed value lower. The only flat charge on a typical home's tax bill is the City fire services assessment, $50 per dwelling unit for the fiscal year beginning October 1, 2026; 16 parcels in the Thomas Street road improvement area pay $351.53 more, and parcels in a CDD would pay more assessments that are not included.
  • Water, sewer, stormwater and garbage are all on the monthly City utility bill, at the rates of the fee schedule adopted August 3, 2026 for October 1, 2026 (the schedule prints each old rate next to its new one; we use the new ones). Water: $18.20 a month for a 3/4 inch meter plus $4.90 per 1,000 gallons to 3,000, $10.18 to 5,000, $12.73 to 10,000 and $15.88 above, with the City's 10% utility tax on water added to every water charge (so $20.02, $5.39, $11.20, $14.00 and $17.47). Sewer: $26.39 a month plus $10.40 per 1,000 gallons, untaxed and uncapped. Stormwater $19.61 a month (one EDU; the schedule prints the old $14.58 next to it, a larger rise than the roughly 3 to 5% on the other lines); refuse $30.60 plus recycling $8.00 a month for any cart size. The City's average-bill FAQ shows sample bills at 1,000, 3,000 and 6,000 gallons but states no typical use, so the page starts at 9 CCF (about 6,700 gallons). Reclaimed water ($10.43 a month base where available), irrigation meters and homes on septic or private wells are not modeled; set those lines yourself. A November 9, 2026 Council discussion is set on moving the stormwater fee to the tax bill from fiscal year 2028.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258 cents per kWh up to 1,000 kWh and 14.258 cents above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Edgewater's 10% public service tax on electricity applied to the whole bill (Florida law exempts fuel adjustment charges, so this slightly overstates it). FPL's franchise fee (Edgewater's percentage not confirmed; Florida cities commonly set 3 to 6%) and the state gross receipts tax are not included, so the real bill will run a few percent higher. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled: about 2% of Edgewater owner-occupied homes heat with utility gas (Census ACS 2020-2024).
  • Insurance: Florida OIR's Volusia County average homeowners premium with wind coverage ($2,808, data as of March 31, 2026); flood insurance is a separate policy and is not included.
  • Nothing here is legal, tax or insurance advice.
