How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 21.0617 mills in total for Broward County millage code 3112 (Tamarac), 2026 final rates: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital) plus 0.1587 school debt; Children's Services Council 0.4500; North Broward Hospital District 1.2391; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; City of Tamarac 7.0000.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The starting value is the Property Appraiser's July 2026 median assessed value of Tamarac single-family homes, $251,150, which reflects the Save Our Homes cap on long-held homesteads; a recent buyer is assessed nearer the $354,410 market median, so enter the assessed value from your TRIM notice.
  • Flat charges on the November 2026 tax bill: the 2026 final Non-Ad Valorem Recap lists Tamarac solid waste $278.75 and Tamarac stormwater $178.07 per residence; the fire rescue assessment is $509 per residential dwelling unit as approved by the City Commission on July 8, 2026 (reported by Tamarac Talk; the final September adoption was not confirmed, and the BCPA recap does not list it by name). Garbage is on the tax bill and counted once (as $278.75 / 12 a month), not on the utility bill. Some neighborhoods carry extra special-district assessments that are not included.
  • Water and sewer: the City of Tamarac's single-family rates effective October 1, 2025, the same for West and East Tamarac. Water: $2.54 billing charge + $12.57 service availability charge per month, then $2.27, $3.67, $6.25 and $9.09 per 1,000 gallons by tier; sewer: $2.54 + $16.64 per month plus $4.91 per 1,000 gallons capped at 12,000 gallons. Rates may change on October 1, 2026; the city's page does not show an updated sheet. The water entry is the West Tamarac system, which we assumed serves most homes (a separate East Tamarac system exists).
  • Electricity: FPL rate RS-1 effective October 2026 as on the neighboring Broward pages; Florida DOR's municipal public service tax list shows no tax on electricity in Tamarac. FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled. Insurance: Florida OIR's Broward County average homeowners premium with wind coverage ($6,136, data as of March 31, 2026); flood insurance is a separate policy and is not included.
