How these numbers are made
- Florida tax bills are public, but we calculate yours from public rates and the value you enter.
- Property tax: 16.2875 mills in total for Lake County taxing authority code 000C (City of Clermont), 2026 final rates from the Lake County Property Appraiser: Lake County general fund 5.0254, voted debt service 0.0719 and ambulance MSTU 0.4629, Lake County Water Authority 0.2940, Lake County School Board 6.0540 (3.0560 required local effort plus 2.9980 local), St. Johns River Water Management District 0.1793 and City of Clermont 4.2000 (adopted; the proposed rate was 4.2900). Clermont is not in the county fire or stormwater MSTUs, and the Lake County Tax Collector lists no City of Clermont charges on the tax bill, so no flat yearly charges are added.
- Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411, which every home assessed at $76,411 or more gets). The starting value is the Census median market value; the Save Our Homes cap keeps many homesteads' assessed value lower, so enter your assessed value. Homes in Clermont's four community development districts (Wellness Ridge, Olympus, Parkside Trails and Esplanade at McKinnon Groves) pay CDD maintenance and bond assessments on the tax bill; Wellness Ridge's FY 2027 budget sets $737 to $1,383 of maintenance plus $1,001 to $1,877 of debt for single-family lots, depending on lot width and phase. Olympus, Parkside Trails and Wellness Ridge (and some other Wellness Way homes) also pay the 0.1454-mill Wellness Way MSTU. None of these is in the totals.
- Water, sewer, garbage and stormwater (City of Clermont inside-city rates from October 1, 2026): water $10.29 a month plus $2.07, $2.69, $4.15 and $5.63 per 1,000 gallons in 10,000-gallon blocks (the schedule prices per gallon), with the 5% utility tax on water charges added to each rate; sewer $26.20 a month plus $3.46 per 1,000 gallons on up to 16,000 gallons; garbage $32.52 a month for any cart size; stormwater $6.11 a month, the rate for a home with approved on-site drainage retention ($10.19 without). Both city water systems (east and west of U.S. 27) use the same rates. Separate irrigation or reclaimed water meters are not included, and some addresses get one or more of these services from Lake County or a private utility instead.
- Electricity: Duke Energy Florida RS-1 effective October 1, 2026, $14.43 a month plus per-kWh charges; the non-fuel energy charge is a weighted average of 3 winter months (December through February) and 9 months March through November, plus the BA-1 fuel charge (4.127¢ up to 1,000 kWh, 5.197¢ above) and cost recovery factors. We add Clermont's 10% public service tax and Duke's 6% franchise fee (Ordinance 2026-028, adopted July 28, 2026) to the whole bill; Florida exempts fuel charges from the public service tax, so this slightly overstates it. The state gross receipts tax is not included. SECO Energy, an electric cooperative with a Clermont substation, serves some Clermont-area addresses; those rates are not modeled. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled.
- Insurance: Florida OIR's Lake County average homeowners premium with wind coverage ($2,650, data as of March 31, 2026); flood insurance is a separate policy and is not included.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
