How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 21.4617 mills in total for Broward County millage code 2912 (North Lauderdale), 2026 final rates: Broward County 5.6628; School Board 6.2940 (split into 3.0460 required local effort and 3.2480 discretionary and capital) plus 0.1587 school debt; Children's Services Council 0.4500; North Broward Hospital District 1.2391; Florida Inland Navigation District 0.0270; South Florida Water Management District 0.2301; City of North Lauderdale 7.4000.
  • The Property Appraiser's 2026 non-ad valorem recap lists a $537 North Lauderdale solid waste assessment (8,066 parcels), a $140 stormwater assessment (11,122 parcels) and a $120 North Lauderdale Water Control District charge (11,133 parcels), against 8,852 single-family homes in the median table; we include all three as yearly tax-bill charges, with garbage counted once as $44.75 a month, and the parcel counts include non-single-family parcels, so a given home may not carry every one.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (every home assessed at $76,411 or more gets the full amount). The starting value is the Property Appraiser's July 2026 median assessed value of North Lauderdale single-family homes ($212,945); assessed values sit below market ($349,605 median) because of Save Our Homes.
  • Water and sewer: the city's rates page, headed 'effective for bills processed on or after January 1, 2017', is the only schedule we could find; a July 2025 sample city bill shows the same $3.54 and $4.16 per 1,000 gallons, but we could not confirm no later change, and the page excludes a 'water availability flat rate' we could not find. Typical use is the city's 6,000-gallon average single-family home example. The sample bill also shows a $3.00 storm base charge and a utility tax (about 4% of the water and sewer charges there) that are not modelled beyond the $3.00.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (all per-kWh charges combined); typical use (1,104 kWh) is EIA's 2024 Florida statewide residential average. FPL franchise fees and any city utility tax on electricity are not modelled (no source found). Gas customers are not modelled. Insurance is the Florida OIR average Broward County premium including wind.
  • Stormwater appears twice: a $3.00 'storm base charge' on the city's sample utility bill and a $140 'stormwater assessment' in the Property Appraiser's non-ad valorem recap. They come from two different documents; we could not find a city page saying whether they are separate charges, and we count both.
  • Only the city's 2017-headed water and sewer schedule and the Property Appraiser recap (for the $537 solid waste assessment) were found as sources for those amounts; no newer city schedule or competing figure was found.
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.

Questions to ask your candidates

Each one starts from a number above. Any candidate can answer them.

1. Property tax rate

The fact: North Lauderdale's property tax rate is 2.15%, higher than 58 of the other 64 Florida cities we cover. The rate adds up every agency on the bill, not only the city.

Ask: "Property tax in North Lauderdale is 2.15%, higher than 58 of the other 64 Florida cities we cover. What should that money pay for first, and would you change anything about how it is set?"

2. Sewer and utility-bill fees

The fact: Sewer and flat utility-bill charges here come to about $653 a year, lower than 49 of the other 63 Florida cities we cover. Some cities bill sewer on the property tax bill instead, which is not counted here.

Ask: "Sewer and flat utility-bill charges here cost about $653 a year, lower than 49 of the other 63 Florida cities we cover. What drives that cost, and would you change anything?"

3. Trash

The fact: Trash pickup here costs about $537 a year for the standard cart, higher than 51 of the other 61 Florida cities we cover. Where trash is billed through the tax bill or a separate hauler, it is not counted here.

Ask: "Trash pickup here costs about $537 a year for the standard cart, higher than 51 of the other 61 Florida cities we cover. What drives that cost, and would you change anything about the service or the price?"

4. Electricity and gas

The fact: Electricity and gas for a typical house here cost about $1,775 a year, lower than 49 of the other 64 Florida cities we cover. Rates are set mostly by the utility and the state.

Ask: "Electricity and gas here cost about $1,775 a year for a typical house, lower than 49 of the other 64 Florida cities we cover. Which parts of that can the city influence, and what would you do about them?"
