Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Seniors 65+ with limited income: extra exemptionExtra exemption on county and city taxes

Residents 65 and older who have the homestead exemption and whose income does not exceed the state maximum can get an additional exemption. On Satellite Beach tax notices it applies to the Brevard County general fund levy and the city tax levy.

How: Apply to the Brevard County Property Appraiser with the prior year's federal tax return, if you filed one, and any W-2/1099 statements.

  • $5,000 exemptions for widows, widowers, blind and disabled residents$5,000 off taxable value

The widow/widower, blind person and disability exemptions each take up to $5,000 off the taxable value of one property you own.

How: See the Brevard County Property Appraiser's exemptions page for how to apply.

  • Veterans with a service-connected disability: exemptions$5,000 off, or no property tax on the homestead

Veterans with a service-connected disability rated 10% to 100% can get up to $5,000 off taxable value; veterans with a service-connected total and permanent disability get a 100% exemption from property taxes on their homestead.

How: Apply to the Brevard County Property Appraiser with a certificate from the U.S. government or a letter from Veterans Affairs.

  • Pay your tax bill early for 4% off4% off the bill

The Brevard County Tax Collector gives 4% off for the first 30 days after bills are mailed (about November 1), 3% in December, 2% in January and 1% in February.

How: Pay within 30 days of the November mailing for the largest discount.

  • Leak or pool fill: Brevard County sewer creditCredit on part of the sewer usage charge

Brevard County gives a sewer credit for a water service leak or a pool fill, for customers on the county sewer system whatever their water provider. It covers part of the sewer usage charge, not the monthly base charge; pool fill credits are limited to one in 12 months.

How: Send the county's sewer credit form within 60 days of a leak (with a plumber's bill or a repair certification) or within 30 days of filling the pool.

  • Free pickup of tires, appliances and electronicsNo extra charge

How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 18.2467 mills in total for Brevard County millage code 41M0 (City of Satellite Beach, the only Satellite Beach code in the county's 2025 millage table), 2026 tax year, final adopted rates: Brevard County 3.0942 general fund, 0.3240 library, 0.1339 mosquito control, 0.3144 South Brevard recreation and 0.0719 Environmentally Endangered Lands (0.0457 operating + 0.0262 voted debt); Brevard Public Schools 6.3020; City of Satellite Beach 7.8000 (Ordinance 1296, adopted September 23, 2026; the August TRIM notices showed a proposed 7.9000); St. Johns River Water Management District 0.1793; Florida Inland Navigation District 0.0270.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411, which every home assessed at $76,411 or more gets). The typical value is the Census median market value of owner-occupied homes; the Save Our Homes cap keeps many long-held homesteads' assessed value far lower. Non-ad valorem charges on the November 2026 tax bill: Brevard County solid waste disposal $76.57 (one billing unit for a single-family residence) and the City of Satellite Beach stormwater assessment, $200 a year for a single-family dwelling (1 ERU, residential mitigation factor 1). Amendment 3 on the November 2026 ballot would change homestead exemptions from 2027 and is not modeled.
  • Water: the City of Melbourne serves Satellite Beach; we use Melbourne's outside-the-city rates from October 1, 2026 (Ordinance 2025-46): $13.22 a month per ERC plus $7.56 per 1,000 gallons. Sewer: Brevard County's 2026 Residential A rates, $32.79 a month plus $6.93 per 1,000 gallons with usage billed up to 12,000 gallons (maximum $115.95); county rates are indexed each January from 2027. The page starts at the default 9 CCF (about 6,700 gallons); we found no published Satellite Beach household average.
  • Garbage is not in the total: Waste Management collects, and the charge is on the City of Melbourne utility bill (the city's billing agent; start service through City of Melbourne Utilities), but we could not find a current rate. The April 15, 2026 renewal packet shows a starting rate of $14.38 a month per unit (06/01/16), including the city's 10% franchise fee; the rate may be raised each June by CPI (1%–5%) when WM asks. The council approved the renewal on April 15, 2026, and no CPI rate increase will be applied on June 1, 2026. Expect a monthly trash charge on top of the totals shown.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258¢ per kWh up to 1,000 kWh and 14.258¢ above (energy, conservation, capacity, environmental, storm protection and fuel charges less the transition credit), plus Satellite Beach's 10% public service tax on electricity (Florida DOR database) applied to the whole bill; state law lets cities exempt the fuel charge, so this may slightly overstate it. FPL's franchise fee and gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas (Florida City Gas) is not modeled. Insurance: Florida OIR's Brevard County average homeowners premium with wind coverage ($3,532, data as of March 31, 2026), a countywide figure; beachside homes may be priced differently, and flood insurance is a separate policy that is not included.
  • Whether a franchise fee applies to the outside-city water rates is not stated in the sources; to start trash service contact City of Melbourne Utilities (321-608-7100).
  • Nothing here is legal, tax or insurance advice.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
