How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 17.6922 mills in total for Volusia County millage code 204 (most of Daytona Beach), 2026 tax year, from the Property Appraiser's 2026 final millage table: County 5.0698 operating plus 0.4000 voter-approved; Volusia County Schools 5.2430; St. Johns River WMD 0.1793; Florida Inland Navigation District 0.0270; hospital district 0.6814; East Volusia Mosquito Control 0.1573; Ponce De Leon Inlet and Port District 0.0640; City of Daytona Beach 5.7309 operating and 0.1395 voted debt service. Code 214 (18.6922 mills, adds 1.0000 for the Downtown Development Authority) and code 885 (hospital 0.9575, no mosquito control) cover other parts of the city and are not modeled.
  • Homestead takes $25,000 off all taxes and up to $26,411 more off non-school taxes (we apply the full $26,411). The typical value is the Census median market value of owner-occupied units, condos and mobile homes included; the Save Our Homes cap keeps many homesteads' assessed value lower.
  • Water, sewer and garbage use the City's rate sheets effective October 1, 2026: water $11.34 base plus $6.47, $8.10 and $10.09 per 1,000 gallons; sewer $11.11 base plus $10.86 per 1,000 gallons; garbage $31.44. The City also bills a monthly stormwater fee on the utility bill (CPI-adjusted every October), but its current dollar amount is not in any document we could read, so it is not included. No typical water use is published, so the page starts at 9 CCF. Reclaimed water, irrigation meters and septic are not modeled.
  • Electricity: FPL rate RS-1 effective October 2026, $10.52 a month plus 12.258 cents per kWh up to 1,000 kWh and 14.258 cents above, plus Daytona Beach's 10% public service tax on electricity applied to the whole bill (Florida law exempts fuel charges, so this slightly overstates it). FPL's franchise fee and state gross receipts tax are not included. Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Natural gas (also taxed 10% by the City) is not modeled.
  • Insurance: Florida OIR's Volusia County average homeowners premium with wind coverage ($2,808, data as of March 31, 2026); flood insurance is separate.
  • Nothing here is legal, tax or insurance advice.
