How these numbers are made
  • Florida tax bills are public, but we calculate yours from public rates and the value you enter.
  • Property tax: 18.9711 mills in total for Highlands County millage code 10 (Avon Park city limits), 2026 final rates from the Highlands County Property Appraiser: county commission 7.5000, school board 3.1310 state plus 2.2480 local, Southwest Florida Water Management District 0.1831 and City of Avon Park 5.9090. Homestead takes $25,000 off all taxes and up to $25,000 more (plus a CPI adjustment we do not add) off non-school taxes. The starting value is the Census median market value; enter your assessed value from your TRIM notice.
  • No flat yearly charge on the tax bill is included. Avon Park adopted Resolution 2023-28 on December 11, 2023, which the city attorney described as a placeholder for using the county's uniform collection method for a stormwater assessment; the minutes say no rate was set and the city is not obliged to levy one, and no per-parcel rate appears in city documents. The county's FY 2026-27 list of flat charges collected on the tax bill (solid waste, fire) does not show a city stormwater assessment, and Avon Park lists garbage on its own utility rate schedule. Special benefit districts in parts of the area may add charges that are not included.
  • Water and sewer (City of Avon Park inside-city residential rates): water $13.57 a month covers 1,000 to 3,000 gallons, then $3.24, $3.31, $3.36 and $3.41 per 1,000 gallons in tiers up to 6,000, 9,000, 12,000 gallons and above; sewer $25.50 a month plus $6.00 per 1,000 gallons of water over 3,000 gallons. Garbage is $28.00 a month on the same schedule. The 10% public service tax on water is added to the water charge. Irrigation meters are not included.
  • Electricity: Duke Energy Florida RS-1 effective October 1, 2026, a weighted average of 3 winter months and 9 months March through November plus the fuel charge and cost recovery factors, and Avon Park's 10% public service tax (Florida Revenue database). Typical use, 1,104 kWh a month, is EIA's 2024 Florida residential average. Gas is not modeled.
  • Insurance: Florida OIR's Highlands County average homeowners premium with wind coverage ($2,736, data as of March 31, 2026); flood insurance is a separate policy.
  • Nothing here is legal, tax or insurance advice.
