Ways to pay less
Nothing here applies to every house automatically. These are worth checking:
File for homestead
For homesteads valued at $95,000 or less, the exclusion is 40% of the market value, up to $38,000.
How: The exclusion is reduced by 9% of value above $95,000.
Claim the Minnesota property tax refund
The state's property tax refund can return part of your property tax if you qualify.
How: File Form M1PR with the Minnesota Department of Revenue by August 15 (you may file up to one year late).
Seniors 65+: defer part of your property tax
Property Tax Deferral for Senior Citizens limits the tax you pay to 3% of total household income; the state pays the remainder as a loan, repaid with interest when you sell or cancel.
How: You must be 65 or older (if married, one of you is 65 or older and the other is at least 62), have household income of $96,000 or less and have owned and lived in the home for the last 5 years, and the home must have been homesteaded for 5 years; apply by November 1.
Veterans with a 70%+ disability rating: market value exclusion$150,000 or $300,000 off market value
Honorably discharged veterans with a service-connected disability rating of 70% or higher who own and occupy a homestead on December 31 can get a $150,000 market value exclusion; a 100% permanent and total rating qualifies for $300,000.
How: The program is administered by the counties.

How these numbers are made
- Water, sewer, stormwater and street light use the city's 2026 fee schedule (Ordinance 813/815). Sewer is priced at the first-tier $4.97 per 1,000 gallons; use above 6,000 gallons costs $5.60 and above 20,000 gallons $6.20. The city page also shows a $24.98 sewer base charge; the 2026 fee ordinance says $26.23 and is used. A state-set monthly FF charge also appears on the water line and is not included.
- Property tax: each rate is a proposed-2026 tax line from the county's Truth-in-Taxation sample statement for a Cambridge homestead (estimated market value $325,100) divided by that value, so the homestead exclusion and tax capacity are already inside the rates and no separate exclusion is applied. The county's certified 2026 rates are not posted online; the final levy may differ from the proposal. Taxes scale roughly with value for other homes.
- Electricity is Connexus Energy's 2026 residential rate with summer and winter weighted 4:8. The monthly Power Cost Adjustment (a few tenths of a cent, charge or credit) and any community surcharge are not included. East Central Energy serves other parts of Cambridge. Typical use is the EIA 2024 residential average for Connexus.
- Gas is CenterPoint Energy's 2026 Minnesota residential rate with riders. Garbage is billed by private haulers and is not counted.
- Stormwater is shown at the city's per-storm-unit rate; the city does not publish how many storm units a typical home has, so one unit is assumed.
- The city's fee schedule lists a $6.87 monthly storm sewer rate per storm unit, but the city does not publish what a single-family home is charged in units (city documents returned 403 and the paid fetch was out of credit), so it is not counted.

Cities bill differently (some put trash on the tax bill, some cover more services), so a higher number isn't necessarily worse. The property tax rate is compared instead of dollars because house values differ.
