Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • File for homestead

Property taxes are lower on owner-occupied homes, and the homestead market value exclusion lowers the taxable value of homes valued under $517,200.

How: Apply with Anoka County: if you buy and move in by December 1 and apply by December 31, the next year's tax reflects homestead.

  • Seniors 65+: defer part of your property tax

With the Senior Citizens Property Tax Deferral, the tax you pay is 3% of household income and the state pays the rest as a loan, repaid with interest when you sell or cancel.

How: You must be 65 or older (if married, the other spouse at least 62) with household income of $96,000 or less; apply by November 1.

  • Veterans with a 70%+ disability rating: market value exclusion$150,000 or $300,000 off market value

Qualifying veterans with a 70% or higher disability rating get a $150,000 market value exclusion; totally and permanently disabled veterans get $300,000.

How: Apply with Anoka County by December 15; veterans rated 70% or higher reapply every year.

  • Pay property tax by check to skip the fee

Anoka County's online payments carry a 2.6% fee for cards and a $3.50 fee for eCheck; check by mail, cash or check in person, and the Direct Payment Program have no service fee.

How: Mail a check or enroll in the Direct Payment Program (call 763-323-5400).

How these numbers are made
  • Water: City of Anoka 2026 rate sheet (effective 1-1-26), residential: $7.74 monthly fixed charge for a meter less than 1", then $0.0161 per cubic foot to 700 cubic feet, $0.0202 to 2,000, $0.0252 to 4,400 and $0.0315 above (shown here per CCF, 100 cubic feet; tier breakpoints read as monthly). The sheet also lists a $1.27 state water testing fee per water account, whose period is not stated, so it is not included. No typical household use is published, so the page starts at 9 CCF a month.
  • Sewer and fees: $10.08 fixed a month plus $0.0425 per cubic foot ($4.25 per CCF). The sheet says residential sewer is based on average winter use; the page applies it to the water use you enter. Stormwater is $6.01 per single-family lot and the City recycling fee is $5.30 per residential unit; the sheet does not give the billing period for these, and we treated them as monthly utility-bill lines and include both in the totals ($6.01 and $5.30 a month).
  • Garbage: Anoka has four licensed residential haulers (Ace Solid Waste, Curbside Waste, Republic Services, Walters) that set their own prices, so no trash price is included. Anoka County's solid waste management charge ($24.02 per single-family home, on 3,787 of 4,125 homestead tax bills in 2026) is a flat charge on the tax bill. A City-organized garbage system is on the ballot November 3, 2026; we have not confirmed its status.
  • Property tax: Anoka County's Pay 2026 final rates for Anoka (one taxing area, tax district 1: Anoka-Hennepin ISD 11, Lower Rum River WMO is not levied here): 92.606841% of tax capacity (county with library and radio 31.852106%, city 44.228601%, ISD 11 13.028645%, Metropolitan Council, Metro Transit and mosquito control 1.920663%, Anoka HRA 1.576826%) plus 0.184413% of market value for ISD 11 referendums. Tax capacity is 1.00% of taxable market value up to $500,000 and 1.25% above, so each rate is applied at 1.00% and one extra line adds 0.25% x 92.606841% on value over $500,000; the homestead exclusion comes off the tax-capacity parts only. Median value is for homestead single-unit parcels.
  • Electricity: Anoka Municipal Utility, the City's own electric utility, 2026 residential rates: $13.05 fixed plus 12.73¢ per kWh for summer (4 months) and 11.48¢ for winter (8 months), weighted to 11.9¢. The purchase power adjustment (PPA) that AMU adds to every kWh is not published on the rate sheet, so it is NOT in the totals: your bill will run higher. Typical use of 545 kWh a month is the 2024 EIA residential average for the City of Anoka utility. Gas: CenterPoint Energy ($9.50 plus $0.33470 delivery, $0.60061 cost of gas and $0.03835 in riders per therm); CenterPoint lists a $4.00 franchise fee for Anoka residents that is not included. Insurance: 2022 NAIC Minnesota average (HO-3), the latest Minnesota year on the source page and four years old, so likely lower than today's premiums. Sales tax is not included.
  • Master Fee Schedule (monthly labels) lists stormwater per lot as $6.00; the utility rate sheet says $6.01; $6.01 kept.
  • Nothing here is legal, tax or insurance advice.
