Nothing here applies to every house automatically. These are worth checking:

  • Apply for homestead by December 31

Homestead status can save you money on your property taxes. The homestead market value exclusion is 40% of value for homesteads valued at $95,000 or less (a maximum of $38,000), is reduced as values rise, and phases out at $517,200 or more.

How: Pay by check or ACH from your bank account.

  • Claim the Minnesota property tax refund

Minnesota homeowners may get a Property Tax Refund based on income and property taxes.

How: File Form M1PR with the Minnesota Department of Revenue by August 15 (late filing allowed up to one year).

How these numbers are made
  • Water: City of Dayton 2026 fee schedule (bi-monthly billing): $17.78 water availability fee for a 5/8 or 3/4 inch meter (monthly $8.89), then $3.88 per 1,000 gallons to 6,000 gallons, $4.28 to 10,000, $4.69 to 33,000 and $5.14 above (per bi-monthly period; the page halves the breakpoints to monthly: 3, 5 and 16.5 thousand gallons). The City publishes no typical household use, so the page starts at 9 CCF.
  • Sewer: $24.06 base plus the $2.54 MN Connect fee (bi-monthly, so $13.30 a month) and $5.24 per 1,000 gallons. Dayton caps each year's sewer usage at the first (March) billing cycle's use (6,000 gallons if there is none); the page charges sewer on the water use entered, so enter your winter use to check it. Dayton's fee schedule lists no stormwater or street-light fee on the utility bill, so none is added.
  • Garbage: Dayton does not publish a trash price; the City lists four garbage providers, so the page adds $0 for garbage. Recycling is paid from property taxes.
  • Property tax: Hennepin County's final 2026 rates for Dayton tax area 56/011 (Anoka-Hennepin ISD 11), the larger of Dayton's Hennepin tax areas (21.7M of 29.9M total value; the Osseo ISD 279 and Elk River ISD 728 parts pay higher school rates). Total 94.239% of tax capacity plus 0.18441% of market value for ISD 11 referendums. The homestead market value exclusion comes off the tax-capacity parts; a further 0.25% x 94.239% applies above $500,000. Part of Dayton lies in Wright County and is not modelled.
  • Electricity and gas: Xcel Energy figures as in neighboring Hennepin cities (2024 tariff $6.00 basic charge, which Xcel proposed to raise for 2026 and which may have changed; 15.96 cents per kWh from the 2024 EIA Xcel Minnesota residential average); Connexus Energy also serves part of Dayton and we did not determine which serves more homes, and the 2026 tariffs of both were not confirmed, so the total may be somewhat off. Xcel's franchise-fee table has no Dayton line. CenterPoint's franchise-fee table lists $4.00 for Dayton residential meters; the table does not state the period, so it is not added. Gas per therm is the delivery charge, cost of gas and riders. Insurance: the 2022 NAIC statewide average premium for Minnesota (HO-3). The 2022 premium is the latest figure on that source and real premiums have likely moved since; the page's total excludes trash.
  • CenterPoint's cost of gas is adjusted periodically, so the current figure may differ from the tariff.
  • Nothing here is legal, tax or insurance advice.
