How these numbers are made
- Water: City of Eden Prairie 2026 residential rates, billed quarterly: half of the $49.20 quarterly base charge ($24.60) goes to water, which is $8.20 a month, then $2.75, $3.90, $5.40 and $7.20 per 1,000 gallons. The tier limits (20,000, 40,000 and 60,000 gallons) are per quarter, so we use one third of each per month.
- Sewer: $4.25 per 1,000 gallons of water plus the other half of the base charge ($8.20 a month). The City's 4,000-gallon quarterly minimum is not applied by the calculator. Storm drainage is $20.40 per quarter ($6.80 a month).
- Garbage: the City lists licensed haulers but not their prices, so the total excludes trash; add your hauler's price. Eden Prairie also charges a franchise fee on Xcel and CenterPoint bills (CenterPoint's tariff lists $6.50 for residential gas customers, effective 05/01/2023) that is not counted here, because we found no official Eden Prairie figure for it.
- Property tax: Hennepin County's final 2026 rates for the most common Eden Prairie tax area (Eden Prairie, ISD 272, Riley Purgatory Bluff Creek watershed: 102.235% of tax capacity plus 0.22397% of market value for school levies). Tax capacity is 1.00% of the first $500,000 (after the homestead market value exclusion) plus 1.25% above; parts above carry those class rates. Homes in the Nine Mile Creek watershed or the Hopkins or Minnetonka districts pay somewhat different rates.
- Electricity and gas: Xcel Energy's $6.00 basic service charge and 15.96¢ per kWh from EIA's 2024 Minnesota average, and CenterPoint's $9.50 basic charge with per-therm delivery, cost of gas and rider charges, same basis as the other Minnesota pages. Minnesota Valley Electric Cooperative serves parts of Eden Prairie at different rates. Typical use is EIA's Minnesota average. Insurance is the 2022 NAIC statewide average premium for Minnesota (HO-3).
