Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • Apply for homestead by December 31

Homestead status can save you money on your property taxes. The homestead market value exclusion is 40% of value for homesteads valued at $95,000 or less (a maximum of $38,000), is reduced as values rise, and phases out at $517,200 or more.

How: Apply with Hennepin County: you must own, occupy and apply by December 31.

  • Use the Maple Grove Yard Waste Site you already pay for

Access to the Maple Grove Yardwaste Site is paid for through residential utility bills, and most of its services are free for Maple Grove and area residents with ID.

How: For details, see the city's yard waste site page.

  • Pay the utility bill from your bank account, not a card

MG Bill Pay adds a 3% transaction fee (minimum $2.95) to card, Venmo, PayPal, Apple Pay and Google Pay payments; electronic payment from a checking account has no fee.

How: Pay by electronic check in MG Bill Pay, by paper check, or at the Government Center drop box.

  • Claim the Minnesota property tax refund

Minnesota homeowners may get a Property Tax Refund based on income and property taxes.

How: File Form M1PR with the Minnesota Department of Revenue by August 15 (late filing allowed up to one year).

  • Veterans with a disability: $150,000 or $300,000 market value exclusion$150,000 or $300,000 market value exclusion

Honorably discharged veterans with a 70–99% service-connected disability can get a $150,000 market value exclusion; a veteran with a 100% and permanent service-connected disability can get $300,000.

How: Your property must be classified as homestead; apply with Hennepin County by December 31.

  • LIHEAP households: CenterPoint Gas Affordability Program

Residential customers who receive LIHEAP energy assistance and agree to a levelized payment plan and a payment schedule can get an affordability bill credit and arrearage forgiveness.

How: The program is available to residential customers qualified for and receiving LIHEAP assistance.

  • Paid property tax late? Ask for a penalty abatement

Hennepin County lets owners request an abatement of the late-payment penalty once every ten years, for current-year taxes.

How: Pay the tax in full, then apply by June 30 (first half) or November 30 (second half).

How these numbers are made
  • Water: City of Maple Grove 2026 fee schedule (Ordinance 25-17): $1.84, $2.48 and $3.32 per 1,000 gallons, with the quarterly tier limits of 20,000 and 40,000 gallons applied as 6,667 and 13,333 gallons a month. The monthly fixed charge is the $1.63 water treatment surcharge plus the $15.22 yearly state water testing fee ($1.27 a month). The $18.40 quarterly minimum (10,000 gallons) is not applied. The starting water use (about 6,700 gallons, 8.9 CCF, a month) is the city's average winter quarter of 20,000 gallons; summer use with lawn watering is usually higher.
  • Sewer: $31.22 a quarter ($10.41 a month) plus $3.39 per 1,000 gallons. Maple Grove bills single-family homes without HOA-covered lawn irrigation on winter-quarter water use (or actual use if lower) and others on actual use; the calculator charges sewer on the water use you enter, so with summer use above the winter level it overstates sewer for most houses. Storm drainage ($22.87 a quarter for a detached single-family home, $7.62 a month) is added as a utility fee.
  • Garbage: Maple Grove does not provide or contract residential trash service; households hire a licensed hauler, whose price is not included. Three other quarterly fees on the city utility bill are counted, each divided by 3 for a monthly figure: Recycling/Yard Waste, $19.75 a quarter per dwelling unit ($6.58 a month; curbside recycling plus access to the Yard Waste drop-off site, not curbside yard waste pickup); Organics, $10.25 a quarter ($3.42 a month, charged to every household); and Streetlights, $9.20 a quarter per residential equivalent unit ($3.07 a month; the fee schedule counts a detached single-family home as 1 REU).
  • Property tax: Hennepin County's final 2026 payable rates for the most common Maple Grove tax area (city 76, Osseo schools ISD 279, Elm Creek watershed): 101.254% of tax capacity plus 0.24481% of market value for school referendums. For the value you enter, the calculator takes off the homestead market value exclusion (40% of value up to $95,000, then $38,000 minus 9% of value above $95,000, zero from $517,200), multiplies the rest by the 1.00% class rate and the 101.254% tax capacity rate, adds a further 0.25% x 101.254% on any value above $500,000 (the 1.25% class rate), and adds 0.24481% of the full value for the referendum levies, which the exclusion does not reduce. At the $467,400 median the exclusion is $4,484 and the tax is about $5,830. If you untick that you live in the house, the exclusion is dropped. Homes in the Wayzata or Rockford school districts or the Shingle Creek or West Mississippi watersheds pay somewhat different rates.
  • Electricity: Xcel Energy's $6.00 basic service charge, and per kWh the 2024 average Xcel Minnesota residential revenue (EIA: $1,473 million over 8,677 GWh) less the basic charges, 15.96 cents. That average covers the seasonal energy rates, fuel cost charge and riders, but predates the interim rate increase in effect since January 2025 and the 2026 rate case decision. The City says different areas are served by different electric providers; homes served by Wright-Hennepin Electric or Connexus Energy (cooperatives with their own rates) will pay differently. Maple Grove does not appear on CenterPoint's franchise fee list, and we found no city electric franchise fee.
  • Gas: CenterPoint Energy's $9.50 basic charge; per therm, the delivery charge plus the tariff's cost of gas, revenue decoupling and Natural Gas Innovation Act charges ($0.97366). The real cost of gas moves monthly with the Purchased Gas Adjustment. Typical use: about 588 kWh a month (EIA 2024, Xcel Minnesota residential sales per customer) and about 62 therms a month (EIA 2024 Minnesota residential gas use per customer). Insurance: the 2022 NAIC statewide average premium for Minnesota (HO-3), until you enter your own.
