How these numbers are made
  • Property tax: Dakota County's final 2026 payable rates for Lakeville tax area 2205 (School District 194 and the Vermillion River watershed, the most common combination for Lakeville homesteads in the county's parcel data): 84.911% of tax capacity (county 21.031%, city 32.967%, schools 27.593%, special districts 3.32%) plus 0.24401% of market value for the school referendum levy.
  • Minnesota taxes a home on tax capacity: 1.00% of taxable market value up to $500,000 and 1.25% above. So each tax-capacity rate is applied at 1.00%, and one extra line adds 0.25% times 84.911% on value above $500,000. Owner-occupied homesteads also get the homestead market value exclusion, computed for the value you enter: 40% of the first $95,000, reduced by 9% of value above $95,000, and zero from $517,200 ($4,592 at the $466,200 median); it comes off the tax-capacity parts only. The referendum rate applies to full market value; the exclusion does not reduce it.
  • About 11,200 Lakeville homesteads are in tax area 2205; others are in Black Dog watershed areas (no watershed levy) or in Farmington (192) or Rosemount-Apple Valley-Eagan (196) school districts, which pay different rates.
  • Water and sewer: City of Lakeville 2026 quarterly rates as monthly amounts: water $11.58 base plus the $3.81 state water connection fee per quarter ($5.13 a month), then $1.51, $1.67, $3.23 and $5.67 per 1,000 gallons with the quarterly tier limits (6,000, 15,000 and 30,000 gallons) divided by three; sewer $11.68 a quarter plus $5.79 per 1,000 gallons on the water use you enter (Lakeville actually bills sewer on first- or second-quarter use with a 5,000-gallon quarterly minimum). Street lights ($10.63) and the Environmental Resources stormwater fee ($16.00) per quarter are counted as utility fees.
  • Electricity: Dakota Electric, which serves most of Lakeville (Xcel Energy serves the older downtown area and a northeast pocket, per the City's map). We use the $12.00 fixed charge plus Lakeville's $6.00 residential franchise fee ($18.00 a month), and the current net rate including the Resource and Tax Adjustment averaged over the year: 3 months at 15.14 cents and 9 months at 13.74 cents, 14.09 cents per kWh. Typical use is 700 kWh a month, the residential average in Dakota Electric's 2026 rate notice.
  • Gas: CenterPoint Energy, which serves about 62% of Lakeville's single-family homesteads (our count of county parcels against the City's gas provider map); Minnesota Energy Resources serves much of the south and east. We use CenterPoint's $9.50 basic charge plus the $6.00 franchise fee ($15.50 a month), and per therm the delivery charge, the tariff's base cost of gas, decoupling and Natural Gas Innovation Act charges; the real cost of gas moves monthly. Typical use: about 62 therms a month (EIA 2024 Minnesota residential average per customer).
  • Garbage: Lakeville has no city trash service or trash fee, so trash is not counted; add your hauler's price. Insurance: the 2022 NAIC statewide average premium for Minnesota (HO-3), until you enter your own.
  • Nothing here is legal, tax or insurance advice.
