Ways to pay less

Nothing here applies to every house automatically. These are worth checking:

  • File for homestead

Property taxes are lower on owner-occupied homes, and the homestead market value exclusion lowers the taxable value of homes valued under $517,200.

How: Apply with Anoka County: if you buy and move in by December 1 and apply by December 31, the next year's tax reflects homestead.

  • Claim the Minnesota property tax refundSpecial refund up to $1,000

The regular refund is for property owners who meet certain guidelines; the special refund, regardless of income, pays back 60% of a tax increase beyond 12% and $100 from the prior year, up to $1,000.

How: File with the Minnesota Department of Revenue by August 15; you may file up to one year late.

  • Seniors 65+: defer part of your property tax

With the Senior Citizens Property Tax Deferral, the tax you pay is 3% of household income and the state pays the rest as a loan, repaid with interest when you sell or cancel.

How: You must be 65 or older (if married, the other spouse at least 62) with household income of $96,000 or less; apply by November 1.

  • Veterans with a 70%+ disability rating: market value exclusion$150,000 or $300,000 off market value

Qualifying veterans with a 70% or higher disability rating get a $150,000 market value exclusion; totally and permanently disabled veterans get $300,000.

How: Apply with Anoka County by December 15.

  • Connexus smart thermostat credit: $10 a month in summer$10 a month, June–August

Connexus members with a qualifying Wi-Fi thermostat enrolled in its program get a $10.00 monthly credit in June, July and August for letting Connexus adjust the thermostat during peak events (typically one to four times a month, two to four hours).

How: Enroll the thermostat through Connexus Energy's portal and stay in for the full June–August season.

  • Pay property tax by check to skip the fee

Anoka County's online payments carry a 2.6% fee for cards and a $3.50 fee for eCheck; check by mail, cash or check in person, and the Direct Payment Program have no service fee.

How these numbers are made
  • Property tax: Anoka County's Pay 2026 final rates for East Bethel tax districts 51 and 52 (St. Francis ISD 15, with the Upper Rum River or Sunrise River watershed, 3,374 of 4,008 homestead parcels): 86.457923% of tax capacity (county with library and radio 31.852106%, city 31.027078%, ISD 15 21.648998%, Metropolitan Council and mosquito control 0.937361%, watershed 0.992380%) plus 0.060209% of market value for ISD 15's referendum. Tax capacity is 1.00% of taxable market value up to $500,000 and 1.25% above, so each rate is applied at 1.00% and one extra line adds 0.25% x 86.457923% on value above $500,000; the homestead market value exclusion comes off the tax-capacity parts only. District 54 (Forest Lake ISD 831, 634 parcels) has a different school rate and is not used.
  • Water, sewer: City of East Bethel 2026 fee schedule, Phase I Water System Service Area residential rates ($17.50 base per ERU per month; $3.50, $3.80 and $4.10 per 1,000 gallons up to 5,000, up to 10,000 and above) and sewer ($6.30 per ERU per month plus $6.70 per 1,000 gallons, billed on January water use; the calculator uses current use). The City serves only part of East Bethel (EPA counts about 200 connections), so most homes on a private well and septic system should subtract both. No average household use is published, so the page starts at 9 CCF a month.
  • Garbage: open hauling with five licensed haulers that set their own prices, so no trash price is included. Anoka County's solid waste management charge ($24.02 per single-family home, on 3,509 of 4,008 homestead tax bills in 2026) is added as a flat charge on the tax bill; some homes also carry other special assessments.
  • Electricity: Connexus Energy's 2026 residential rate ($16.50 a month; 13.90¢ per kWh June-September and 12.90¢ October-May weighted 4 and 8 months, plus the average of the 2026 Power Cost Adjustment published for January through October; November and December are not yet published), 13.50¢ per kWh in all. Typical use 772 kWh a month, Connexus's 2024 residential average (EIA). Gas: CenterPoint Energy's Residential Sales Service rate where CenterPoint serves the address; Xcel Energy serves other addresses, and many rural homes use propane or other fuels, which are not included. Typical gas use is Minnesota's residential average (EIA).
  • Insurance: 2022 NAIC Minnesota average (HO-3) until you enter your own. Sales tax is not included.
